About bathroom resealing in GU46
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We are often asked to deal with two layers of silicone, both failing and mouldy sealant that has gone black, on kitchen worktops & upstands, sinks & splashbacks and basins & vanity units.
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a couple of hours for a single bath or shower.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How we quote
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Why book with us
- A choice of colours where the product allows
- Sealant colour chosen to suit
- 20+ years of sealant experience
- We agree the colour with you first

Bathroom resealing across GU46: local notes
Our bathroom resealing work across GU46 covers homes, rentals and businesses, from Yateley, Frogmore and Darby Green to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in GU46, joints are cleaned back properly before anything new goes in.
Yateley: Homes close to Church of St Peter include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Sandhurst station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
How the job changes by surface
Baths
Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Stick to a soft cloth and a mild cleaner
- Keep bottles off the sealant line
- Run the extractor fan during and after every shower
- Don’t leave water standing on kitchen joints
Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Landlord and commercial work in GU46
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
Can I do it myself?
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Common problems we fix in GU46
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
It’s worth asking for a quote if you see:
- Cracked, shrunken or lifting silicone
- A joint torn by a bath that flexes
- A reseal done over the top of the old bead
- Water getting behind the bath panel
Questions from GU46
Do you reseal kitchen worktops and sinks too?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
How long does the new silicone need before I use the shower?
We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures.
