About our external mastic in The Mint
Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. We’re often asked to deal with cracked joints where brick meets render or frames and water getting into walls through failed joints, across façade panels, brickwork movement joints and render & cladding joints.
Outside joints can only be sealed when they’re dry, so work in The Mint is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.
You are covered for a year from the day we finish. If anything is not right with it, call 0345 464 0079 or drop us an email.

Your questions about external mastic in The Mint
Do you cover The Mint for external mastic?
Yes, The Mint is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job.
Do you cover smaller places like The Mint?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.
Do you do commercial work?
Yes, regularly. We can plan bigger jobs in stages.
Can a movement joint be filled with mortar?
No, not if it’s a movement joint. Filling it with mortar defeats its purpose. We’ll reseal it with a flexible sealant.
Can you seal over the old sealant?
No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
How do you reach high-level joints?
It depends on the building. Send us photos and a rough idea of the height, and we will confirm what access is needed.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
How it works
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of joints, longer for a whole elevation. Somewhere as small as The Mint, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Let us know if you’ve seen damp or leaks
- Tell us if parking is tricky

DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
What we’re called out for in The Mint
Sometimes a movement joint was filled with mortar or a rigid filler. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
If you can see any of these, it’s time to have the joints looked at:
- Failed sealant between panels on a façade
- Moss and dirt in joints with no sealant left
- Joints where the bead has come unstuck
- Movement joints with cracked, split or missing sealant
Homes close to Hope Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.
What to look for in a quote
- Which colour the sealant will be
- Are they insured?
- What preparation is included
- When the joint can take water or movement
External mastic in The Mint: local notes
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Managing a site like Liss Junior School? Then larger buildings have long runs of movement joint that eventually need resealing. Rented homes near Liss station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

How we quote for external mastic
Every job gets its own quote. This is what makes a difference:
- Mould in or behind the old joints
- The type of sealant required
- When we can work, for business premises
- The size of the job
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or email us and we will talk you through it.
What we need to know
Before you ask for a quote, have a think about:
- Pictures of the joints, sent by email
- If someone has resealed it before
- The problem you’ve noticed
- Any access issues, like height or stairs
Asking for a quote is easy: let us know the job and the location. A few photos by email make the job easier to understand, and we will come back to you with a quote.
Why deal with it now?
Water gets in through a failed movement joint, behind render and cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. Around The Mint, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

When something else is needed
We’d rather tell you now than do work that will not last, so these are the limits:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Structural movement, which needs a surveyor or engineer
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
If you are not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.
Where we work in The Mint
- Joints between brick and frames
- Render & cladding joints
- Façade panels
- Copings & trims
- Brickwork movement joints
- Concrete & block
Surface by surface
Render joints
Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind and protects the render itself.
Cladding and façade panels
Cladding and façade panels are generally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.
