When to call us in Eversley Centre

Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint and make things worse.

People normally contact us when they notice one of these:

  • Failed seals between different materials
  • Sealant that has lost its bond to the brick or render
  • Leaking joints around cladding and façade panels
  • Weathered mastic that no longer stretches

For an older house near a landmark such as Church of St Mary, the joints between older walls, newer extensions and the roofline need a sealant that can move.

External mastic in Eversley Centre

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. Common call-outs are for weeds or debris growing in open joints and cracked joints where brick meets render or frames, across concrete & block, render & cladding joints and copings & trims.

Around Eversley Centre, older buildings can be stone, brick or timber-framed, many with extensions added later. Where one material meets another is where water usually gets in, and they need the right sealant at the right depth.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

What we can’t put right

New sealant cannot fix everything, and we will tell you before any work starts. Sealant won’t put right:

  • Cracked brickwork or render that needs a builder or plasterer
  • Movement that is more than a sealant joint can take
  • Loose or hollow render, which needs re-rendering

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.

What we seal

  • Joints between brick and frames
  • Copings & trims
  • Brickwork movement joints
  • Façade panels
  • Concrete & block
  • Render & cladding joints

Why deal with it now?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. In a small place like Eversley Centre, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Why us?

  • Sealant colour chosen to suit
  • ARBOMaster approved applicator
  • Experience in homes, commercial sites and hotels
  • Colour agreed with you before any work starts

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Fix overflowing gutters above sealed joints
  • Check external joints each spring
  • Keep movement joints as flexible joints, not mortar
  • Check the sealant is paintable before painting near it

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal before water has had years to get in.

Questions from Eversley Centre

Do you cover Eversley Centre for external mastic?

Yes, Eversley Centre is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.

Will you come out to Eversley Centre?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.

How often do external joints need resealing?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Every job carries our one-year guarantee.

Can you seal joints between render and window frames?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.

Do you work for letting agents?

Yes, regularly. We can quote for several properties at once.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Walls and rooflines in Eversley Centre

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Managing a site like Charles Kingsley's Church of England Primary School? Then its movement joints, gutters and trims need looking after like any other building’s. Rented homes near Crowthorne station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What the job involves on each surface

Concrete and blockwork

The face of concrete or block is often dusty, so cleaning and priming matter. A primer goes on where the product requires one before sealing.

Cladding and façade panels

Cladding and façade panels are generally separated by sealed joints. We reseal them with a sealant suited to the panel material.

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes anything from a few hours to several days, depending on the building, and the area is left clean. In a small place like Eversley Centre, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property
  • Plan for the work area to be out of bounds to pets and children
