External mastic for Longstock homes and businesses

Leave it or put it right?

Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so we always take the old sealant out. Older cottages and farmhouses around Longstock can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

External mastic for homes and businesses in Longstock

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it. Typical jobs include failed seals between different materials and failed sealant between panels on a façade, on brickwork movement joints, façade panels and render & cladding joints.

External sealant needs dry, clean surfaces, so work around Longstock is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

Each job carries a 12-month guarantee, whatever its size.

What affects the quote in Longstock

Every job gets its own quote. This is what makes a difference:

  • Mould in or behind the old joints
  • The product the joint needs
  • The size of the job
  • Working hours on commercial sites

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • How we’d reach the joints
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode

To get a quote, call 0345 464 0079 or email us and tell us where the job is and what the problem looks like. You’ll have a clear quote before work begins.

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Render that is blown, hollow or coming away
  • Cracking across the wall rather than at a joint
  • Cutting new joints into brickwork, which is building work rather than sealant work

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.

Surfaces we seal

  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints
  • Joints between brick and frames
  • Concrete & block

Longstock: your questions answered

Is Longstock within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is Longstock in your area for external mastic?

Yes. We work across London and the South East, and Longstock is part of that. You can call 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear price.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Should I point up the gap in my brickwork?

No. Rigid materials cannot move with the wall and the joint fails. Where a joint has been mortared, it can often be raked out and sealed properly.

How long will you be here?

Most jobs take anything from a few hours to several days, depending on the building, including preparation and clearing up. Your quote will say how long we expect yours to take.

Do you work for letting agents?

Yes, regularly. Several properties can go on one quote.

Will the old sealant be removed?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Keep high-pressure jets off the joints
  • Don’t let climbing plants root in the sealant
  • Walk round the building once a year and look at the joints
  • Fix overflowing gutters above sealed joints

Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

Landlords, agents and businesses in Longstock

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

We also work for property managers and facilities teams. Several sites can go on one quote.

What we do, step by step

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Somewhere as small as Longstock, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

Advice

Outside joints around Longstock

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you look after a building such as Test Valley School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. In the older streets around Church of St Mary, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Different surfaces, different methods

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.
