External mastic for Leagreen homes and businesses

External mastic in Leagreen, done properly

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. Common call-outs are for water getting into walls through failed joints and failed seals between different materials, across render & cladding joints, joints between brick and frames and concrete & block.

Older homes in small places like Leagreen may be stone, brick or timber-framed, often with later extensions. Where one material meets another is where water generally gets in.

All our work comes with a one-year guarantee, wherever you are in Hampshire.

How to look after the new joints

To keep the joints looking good and working properly:

  • Check the sealant is paintable before painting near it
  • Point out the joints to other trades
  • Keep soil, plants and ivy away from the joints
  • Never let anyone fill a movement joint with mortar

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.

What affects the cost of external mastic

Every job gets its own quote. These are the things that affect it:

  • Mould in or behind the old joints
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • Any working-time requirements on site

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Helping us quote

When you contact us, it’s useful to know:

  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before
  • The rough size of the job
  • A few photos by email, if you can

It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you’re ready, ring 0345 464 0079 or send us an email.

When something else is needed

In fairness, there are a few things sealant won’t fix:

  • Loose or hollow render, which needs re-rendering
  • Adding movement joints to masonry that has none
  • Cracked brickwork or render that needs a builder or plasterer

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

Joints and surfaces we work on

  • Render & cladding joints
  • Copings & trims
  • Façade panels
  • Brickwork movement joints
  • Concrete & block

How it works

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes a few hours for a handful of joints, longer for a whole elevation in most cases. Somewhere as small as Leagreen, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we’re working on

Outside joints around Leagreen

Leagreen is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For landlords with property near New Milton station, split movement joints are easy to miss on a rental until damp shows inside. For an older house near a landmark such as Church of All Saints, an extension built onto an older house moves differently, and the joint between them takes the strain. Managing a site like Hordle CofE (VA) Primary School? Then its movement joints, gutters and trims need looking after like any other building’s.

Leave it or put it right?

A failed movement joint lets water into the wall, behind render and cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. Where a wall is exposed, as many are in small places like Leagreen, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

FAQs for Leagreen

Is external mastic in a coastal place like Leagreen any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Do you work for landlords with property near New Milton station?

Yes. We work for letting agents and landlords as well as householders. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

What’s an expansion joint in brickwork?

A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you do commercial work?

Yes. We can plan bigger jobs in stages to suit the site.

How long will you be here?

It depends on the size of the job, but most jobs take a few hours to a few days, depending on the length of joint and the access. We’ll give you a better idea when we quote.

Can you seal joints between render and window frames?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.

Landlords, agents and businesses in Leagreen

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Different surfaces, different methods

Joints between dissimilar materials

Different materials may need different primers. We prepare both faces so the sealant bonds properly.

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant.
