About our bathroom resealing in Leagreen
A bead that has gone black, split or come away is worth sorting before it lets water through. A photo of the joints helps when you phone 0345 464 0079 or email us, and you will get a clear quote before any work starts. We are often asked to deal with new sealant laid over old sealant that is now lifting and a bead that has pulled away from the tiles, across sinks & splashbacks, basins & vanity units and wet rooms.
In a village or hamlet like Leagreen, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

When it is not the sealant
We will always be straight with you, so here’s what new sealant will not do:
- A bath or tray that moves because it isn’t properly supported
- Cracks in the tray itself rather than the joint
- Water getting in through the grout rather than the sealant
Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

Bathrooms and kitchens in Leagreen
Leagreen is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
Managing a site like Hordle CofE (VA) Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near New Milton station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Leagreen: your questions answered
Do you work for landlords with property near New Milton station?
Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.
Is Leagreen within the area you cover?
Yes, Leagreen is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can mouldy silicone be sorted out?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Is white the only colour available?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
Do you have insurance?
Yes. We’re fully insured for domestic and commercial work.
Do you hold any approvals?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Common problems we fix in Leagreen
Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.
The most common problems we see are:
- Gaps between the worktop and the wall
- Water escaping at the shower enclosure
- Leaks into the floor or ceiling below
- Smears of silicone across the tiles
In the older streets around Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What to look for in a quote
- Whether VAT is included
- Which colour the sealant will be
- What the cure time is
- Which sealant they’ll use, and why
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Use gentle cleaners on the silicone
- Squeegee the walls and tray after use
- Keep bottles off the sealant line
- Keep the fan on for a while after bathing
Keep water off the new bead until it has cured, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Surface by surface
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
What we do, step by step
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a village or hamlet like Leagreen, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Let us know about stairs, lifts or work at height
- Mention if the joints have been sealed before
