External mastic near Shalden

How we quote for external mastic

The price is agreed before any work begins. It’s based on:

  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows
  • Whether the work is at height

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.

Helping us quote

To make quoting easier, please include:

  • The address or postcode of the job
  • If someone has resealed it before
  • The rough size of the job
  • Photos by email, if that’s easy

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work.

External mastic in Shalden, done properly

Low-level joints can usually be done from the ground. For joints higher up, give us some details of the building and we will confirm what access is needed. We are often asked to deal with movement joints filled with mortar instead of sealant and moss and dirt in joints with no sealant left, across brickwork movement joints, façade panels and joints between brick and frames.

Outside joints can only be sealed when they’re dry, so work in Shalden is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

There’s a 12-month guarantee on every job.

What we cannot put right

To be straight with you, there are a few things sealant won’t fix:

  • Loose or hollow render, which needs re-rendering
  • Adding movement joints to masonry that has none
  • Cracks in the bricks or render themselves, away from the joints

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

What we seal

  • Joints between brick and frames
  • Brickwork movement joints
  • Façade panels
  • Render & cladding joints
  • Concrete & block
  • Copings & trims

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Clear growth from the base of walls and joints
  • Look over the joints every year, ideally after winter
  • Leave the joints unpainted unless we have said otherwise
  • Deal with leaking gutters that soak the joints below

Do not paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint and spoil the finish.

Act while the splits are small. At that stage it’s a simple cut out and reseal.

Walls and rooflines in Shalden

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Hall Place (about 2.5 miles south-west) are a reminder that the area around Shalden has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Homes close to Church of St Peter and St Paul include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

Questions from Shalden

Will you come out to Shalden?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Alton station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

How long does the job take?

Most jobs take anything from a few hours to several days, depending on the building, including preparation and clearing up. Your quote will say how long we expect yours to take.

Are you insured?

Yes. We are fully insured.

Why do you put foam in the joint first?

Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding so the bead can stretch.

When is the sealant fully cured?

That depends on the sealant used, so follow the cure time we give you when we finish.

Different surfaces, different methods

Concrete and blockwork

The face of concrete or block is often dusty, so cleaning and priming matter. A primer goes on where the product requires one before sealing.

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.

For landlords and businesses

If you manage several properties in or around Shalden, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

Common problems we fix in Shalden

Sometimes a movement joint was filled with mortar or a rigid filler, often by someone who didn’t know what it was for. The joint can’t move, so the wall cracks somewhere else instead.

The most common problems we see are:

  • Rain getting behind render or cladding at a joint
  • Gaps where render, brick and frames meet
  • Rigid filler in a joint that should flex
  • Hard, crazed mastic that has stopped moving

Letting a property close to Alton station? Then split movement joints are easy to miss on a rental until damp shows inside.

What your quote should include

  • What the quote includes, VAT included or not
  • How the surfaces are prepared before sealing
  • What happens if they find a problem under the old sealant
  • What the cure time is

10 questions to ask before you book

What happens on the day

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before we start. The work normally takes a few hours to a few days, depending on the length of joint and the access. For a village or hamlet like Shalden, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • Move anything stored near the joints
