Anmore External Mastic
Specialist external mastic for Anmore: careful preparation, the right product and tidy work. Call for a quick quote.
- Movement joints with cracked, split or missing sealant
- Damp patches traced to an open external joint
- Moss and dirt in joints with no sealant left
What happens if it’s left?
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. In a small place like Anmore, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Combining jobs into one visit generally makes better use of the time than several visits. We will send you a clear quote for the lot.

How we handle external mastic in Anmore
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. We work on brickwork movement joints, render & cladding joints and concrete & block, and people most often call us about joints pointed up with cement by mistake and movement joints with cracked, split or missing sealant.
Older homes in small places like Anmore may be stone, brick or timber-framed, often with later extensions. Where one material meets another is where water generally gets in.

Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
How the visit works
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a handful of joints, longer for a whole elevation. In a small place like Anmore, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- On commercial sites, let us know about site rules
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height

Advice
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What sealant work cannot fix
A few problems are outside what sealant work can do:
- Subsidence or other structural problems
- Cutting new joints into brickwork, which is building work rather than sealant work
- Cracking across the wall rather than at a joint
If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before you book.

When to call us in Anmore
Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.
Keep an eye out for any of the following:
- Rigid filler in a joint that should flex
- Failed seals between different materials
- Failed sealant between panels on a façade
- Sealant pulling away from one side of the joint
Managing a site like Denmead Infant School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
Questions to ask before booking
- How the surfaces are prepared before sealing
- How long to leave it before use
- What product goes in the joint
- Which colour the sealant will be
Common questions in Anmore
Do you work for landlords with property near Bedhampton station?
Yes, we work for letting agents and landlords. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.
Will you come out to Anmore?
Yes, Anmore is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Do you guarantee your work?
Yes, for a year. If anything isn’t right with the work within the year, let us know and we’ll sort it.
Where is Mr Mastic based?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
Can a movement joint be filled with mortar?
No, not where the gap is a movement joint. Pointing it stops it working and can lead to cracking. We’ll reseal it with a flexible sealant.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status.
Can you match the colour of my brickwork?
We aim for a joint that suits the wall rather than one that jumps out. We will talk through colour options before work begins from the range available.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Avoid pressure-washing directly into sealant joints
- Walk round the building once a year and look at the joints
- Do not let climbing plants root in the sealant
- Never let anyone fill a movement joint with mortar
Don’t paint over the new sealant unless we have said the product is paintable. Many exterior sealants aren’t designed to be painted.
Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.
Outside joints around Anmore
The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For landlords with property near Bedhampton station, split movement joints are easy to miss on a rental until damp shows inside.
