About window mastic in the Shetland Islands

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. Common call-outs are for gaps left after new windows were fitted and cracked or shrunken mastic around the frame, on aluminium frames, uPVC windows and composite doors.

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes anything from an hour or two to a full day, depending on how many frames there are.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

How we quote

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why book with us

  • White, clear, grey or another colour, product permitting
  • Experience in homes, commercial sites and hotels
  • Tidy, careful work
  • Trusted Arbo and Everbuild sealants

Getting a quote

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Local landmarks in Lerwick

We work in homes and buildings around St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School, among other places. Well-known places in the area include Gilbert Bain Hospital (within half a mile south) and Shetland Museum (under half a mile north-east). Green spaces nearby include Setter Hill and Clickimin Loch.

Window mastic across the Shetland Islands: local notes

Homes across the Shetland Islands range from period properties with timber or sash windows to new builds with uPVC. Walls facing the weather take the most punishment.

We work across all of Scotland, from the cities to the islands, and the Shetland Islands is part of that. Longer journeys are planned in advance, and outdoor work around the weather. The Shetland Islands includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.

Lerwick: If you live in an older home near St Margaret's Roman Catholic Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you look after a building such as Anderson High School, larger buildings have plenty of frames, and the mastic around each one ages.

Surface by surface

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.

Window sills

Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.

Why it fails

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.

It’s worth asking for a quote if you see:

  • Cracked internal joints between frame and plaster
  • Sealant in the wrong colour for the frame
  • Untidy mastic left by window fitters
  • Mastic that has split away from the wall

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Penetrating damp from a failed cavity tray or render
  • Condensation trapped between the panes
  • Rotten timber, which needs a joiner first

Leave it or put it right?

Resealing frames is a short job: it takes most of a day for a typical house, less for a few frames. Wait for damp to appear and there may be plaster and decorating to sort out too.

Comparing quotes

  • How the colour is chosen
  • Is the old sealant removed completely?
  • When the joint can take water or movement
  • What preparation is included

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Questions from the Shetland Islands

What does window mastic cost?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

Do you have insurance?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Do you work for letting agents?

Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover the Shetland Islands, along with the rest of our area.
