Floor joint sealing across the Shetland Islands: what to expect

In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. Each is resealed with a floor-joint product suited to what runs over it. We are often asked to deal with caulk that has cracked where the floor moves and skirting that has pulled away from the floor, across skirting boards, concrete floor joints and wet room & bathroom floors.

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours, depending on the length of joint.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

Local landmarks in Lerwick

In Lerwick, that means homes and buildings near St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School, among other places. A little further out are Gilbert Bain Hospital (under half a mile south) and Shetland Museum (under half a mile north-east). Green spaces nearby include Setter Hill and Clickimin Loch.

Floor joint sealing across the Shetland Islands: local notes

Our floor joint sealing work across the Shetland Islands covers developers, homeowners and businesses, in Lerwick, Sound and Scalloway and well beyond. The common thread is movement: every joint has to allow for it.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including the Shetland Islands. Parts of the Shetland Islands are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.

Lerwick: If you look after a church, hall or community building such as St Margaret's Roman Catholic Church, floor and skirting joints in halls and kitchens wear like any others. If you look after a building such as Anderson High School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Why it fails

Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open.

Signs it’s time to call us include:

  • Gaps between floors and kitchen plinths
  • Perimeter joints in tiled floors filled with grout
  • Tiled floors with no room to move
  • Floor edges that trap water and grime

Aftercare tips

Aftercare is simple:

  • Use furniture pads near skirting
  • Get cracks along tile grout lines looked at early
  • Avoid caulk in bathrooms and kitchens
  • Keep heavy wheels off new concrete joints until cured

Keep off the joint for the time we give you. Light foot traffic is generally fine sooner than wet cleaning or wheels so we’ll give you each time.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.

What affects the quote in the Shetland Islands

Every job gets its own quote. This is what makes a difference:

  • The product the joint needs
  • The number of rooms or windows
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • A few pictures by email, if you can
  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Leave it or put it right?

Water that gets past a floor joint can damage the floor beneath. Dealing with it early keeps the repair to the joint.

What your quote should include

  • Which colour the sealant will be
  • What preparation is included
  • What the quote includes, VAT included or not
  • Is the old sealant removed completely?

FAQs for the Shetland Islands

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can you reseal concrete floor joints in an industrial unit?

Yes. Concrete floor joints in warehouses and units are part of our work. We’ll talk through the traffic and choose a sealant suited to it.

How long before the joint can take traffic?

Follow the cure time we give you. Feet are generally fine first, then mopping, then heavy wheels.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

How much does floor joint sealing cost in the Shetland Islands?

It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
