About our floor joint sealing in Baltasound
A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side so the joint stays neat. Common call-outs are for gaps at thresholds between rooms and cracked caulk along skirting in bathrooms and kitchens, across skirting boards, tiled floors and thresholds.
Work in a place like Baltasound is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
You get a one-year guarantee, the same in Baltasound as everywhere else we work.

Keeping the joints in good condition
After the cure time, these simple habits help:
- Do not fill floor joints with caulk where they move or get wet
- Use a well-wrung mop rather than flooding the floor
- Walk round the room once a year and look at the edges
- Check the sealant is paintable before decorating
Keep off the joint for the time we give you. Feet are usually fine before mopping or wheeled traffic, and we’ll tell you both.
Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.
How the visit works
On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work generally takes a few hours for most rooms, longer for large commercial floors. Outside jobs in Baltasound need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
Before we arrive

- Let us know if you’ve seen damp or leaks
- On commercial sites, let us know about site rules

Advice
How the job changes by surface
Wet room and bathroom floors
In a wet room, the floor-to-wall joint is a key line of defence. We reseal it with a flexible silicone suited to wet areas and we’ll say if the problem looks like more than the joint.
Skirting boards
On painted skirting, we can use a flexible sealant that takes paint. Where water is involved, silicone is the better choice.
What happens if it’s left?
Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Your questions about floor joint sealing in Baltasound
Is Baltasound within the area you cover?
Yes. Baltasound is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Is Baltasound in your area for floor joint sealing?
Yes, Baltasound is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
Can you seal where the floor meets the bath panel?
Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone.
Can new sealant go over the old?
No. We remove every bit of old sealant first.
How long does the job take?
Most jobs take a few hours, depending on the length of joint, including the preparation. We will confirm how long when we quote.
Can grout be replaced with sealant on a tiled floor?
Often, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant coloured to suit. If tiles are loose, that needs fixing first.
Will the old sealant be removed?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.
What affects the cost of floor joint sealing
For a quick quote, just ask. The main things that affect it are:
- Access and height
- Any mould that needs treating
- Any working-time requirements on site
- The type of sealant required
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.
What to tell us for a quote
You do not need to know the technical terms. Just tell us:
- Access, such as stairs, a lift or height
- A few photos by email, if you can
- Whether it has been sealed before
- Roughly how big the job is
To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.
Honest limits
It helps to know what we can’t do:
- Failed waterproofing under a wet room floor
- Damaged concrete that needs breaking out and repairing
- Subfloor problems that need a flooring contractor

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
New homes and floors in Baltasound
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Floors around the Shetland Islands run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.
If you look after a church, hall or community building such as Kirkhoull, joints in its floors, skirtings and thresholds need resealing as they wear. Schools such as Baltasound Junior High School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.
