Common questions in Clivocast

What guarantee comes with floor joint sealing in Clivocast?

All our work, in Clivocast and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Will you come out to Clivocast?

Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

When can I walk on the floor?

It depends on the product and the conditions. Before we leave, we tell you when it can be walked on, mopped and driven over so there’s no guesswork.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Where are you based?

Mr Mastic is based in Crawley. We cover Clivocast and the rest of the Shetland Islands, along with the rest of our area.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few pictures.

About our floor joint sealing in Clivocast

Gaps along the bottom of skirting are common in new and older homes alike. Decorators’ caulk generally cracks where there’s movement, so we close it with a flexible sealant instead. If you have cracked caulk along skirting in bathrooms and kitchens and grout used at the floor edge instead of sealant, we can put it right, on tiled floors, thresholds and wet room & bathroom floors alike.

For a place like Clivocast, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Mark off resealed joints in warehouses
  • Act on grout cracks that run in a straight line
  • Walk round the room once a year and look at the edges
  • Sweep along the edges of the floor

Have a look at the joints once the heating season is over. Small gaps at the ends can be touched up early on.

Small gaps are quick to seal. Left alone, they collect dirt and widen over time.

Signs you need floor joint sealing in Clivocast

Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open and they change again in summer.

If you can see any of these, it’s time to have the joints looked at:

  • Skirting caulk that keeps splitting
  • Dirt and water collecting in open floor joints
  • Failed seals where bathroom floors meet baths and panels
  • Gaps at thresholds between rooms

If you look after a church, hall or community building such as Uyeasound Church, floor and skirting joints in halls and kitchens wear like any others.

Questions to ask before you book

  • Is the old sealant removed completely?
  • What guarantee comes with the work
  • Which colour the sealant will be
  • What insurance they hold

Our hiring checklist

What we do, step by step

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work starts. Most jobs take a morning or an afternoon for most homes. Outdoor work around Clivocast depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any water getting in
  • Move anything stored near the joints

New homes and floors in Clivocast

Across the Shetland Islands, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

In and around Clivocast, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Honest limits

Before booking, it’s worth knowing the limits too:

  • Movement too big for a sealant joint
  • Floors that are uneven or need levelling
  • Failed waterproofing under a wet room floor

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Commercial floors
  • Thresholds
  • Tiled floors
  • Wet room & bathroom floors
  • Skirting boards
  • Concrete floor joints

Why deal with it now?

An open concrete floor joint gets wider every time something heavy crosses it. A sealed joint supports the edges before they need a bigger repair. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts.
