About bathroom resealing in ZE2

Across ZE2, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. Typical jobs include new sealant laid over old sealant that is now lifting and mouldy sealant that has gone black, across sinks & splashbacks, kitchen worktops & upstands and shower trays & enclosures.

At the end, we look at the finished work together and explain the cure time. The visit itself normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the amount of work.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathroom resealing across ZE2: local notes

Homes across ZE2 range from older properties to new builds, with plenty of rented property in places like Brae, Sandwick and Baltasound. Sound sealant and clean grout keep water out and rooms looking cared for.

Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including ZE2. Coastal guest houses and holiday lets in ZE2 can see heavy use in busy months, which is hard on sealant and grout, and the weather is hard on the outside too.

Brae: For jobs in and around Brae, choosing the right material for each joint is as important as a tidy finish. Around Brae, as everywhere, bathroom resealing is only as good as the preparation behind it.

Why deal with it now?

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

Questions to ask before you book

  • What preparation is included
  • What happens if they find a problem under the old sealant
  • How long to leave it before use
  • What insurance they hold

Common problems we fix in ZE2

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.

Signs it’s time to call us include:

  • Shrunken sealant along the back of a worktop
  • Water getting behind the bath panel
  • Black spots spreading through the bead
  • Cracked, shrunken or lifting silicone

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Stick to a soft cloth and a mild cleaner
  • Keep scourers and sharp tools away from the bead
  • Run the extractor fan during and after every shower
  • Don’t let bottles sit on the bead

Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Honest limits

Sealant isn’t the answer to every problem, and we will tell you before work begins. Sealant won’t put right:

  • A tray that rocks until it’s re-bedded
  • Loose or hollow tiles, or failed tanking behind them
  • A leaking waste, trap or valve
