External & façade joints in Brae, Shetland Islands
Our applicators work in Brae on sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Hard, crazed mastic that has stopped moving
- Failed sealant between panels on a façade
- Damp patches traced to an open external joint
How to look after the new joints
After the cure time, these simple habits help:
- Have failed joints looked at early
- Never let anyone fill a movement joint with mortar
- Ask before painting over external sealant
- Wash walls gently around the sealant
Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
External mastic in Brae
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where mortar or filler would crack. We work on façade panels, concrete & block and joints between brick and frames, and the jobs we see most are brick movement joints where the sealant has split and moss and dirt in joints with no sealant left.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

What we do, step by step
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the building. Outside jobs in Brae need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Preparing for the visit
- Tell us about any water getting in
- Let us know about parking restrictions
- Mention any sign-in or site rules at work premises

Why it’s worth doing now in Brae
Water gets in through a failed movement joint, behind render and cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

What external mastic looks like in Brae
Brae is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Island jobs need planning around ferries and the weather, so give us as much notice as you can.
Whether the job is in Brae itself or nearby, the right material for each joint matters as much as a neat finish. Around Brae, as everywhere, external mastic is only as good as the preparation behind it.

It helps to know what we can’t do:
- Failed render or damaged cladding panels
- Rising or penetrating damp from elsewhere in the wall
- Cracks in the bricks or render themselves, away from the joints

How we quote for external mastic
There’s no set price list, because no two jobs are the same. The quote depends on:
- Mould in or behind the old joints
- How easy the joints are to reach
- The size of the job
- How many areas need sealing
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
What to tell us for a quote

- If it’s domestic, commercial or a hotel
- The address or postcode of the job
- Any access issues, like height or stairs
- Photos by email, if that’s easy
Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work and give you a clear quote.
Surface by surface
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it, or one the system allows. Tell us what the building has when you get in touch.
Joints between dissimilar materials
Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.
FAQs for Brae
Is Brae in your area for external mastic?
Yes. We work across all of Scotland, and Brae is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.
Will you come out to Brae?
Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Are you insured?
Yes, we are fully insured for every job we do.
Can you seal joints between render and window frames?
Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides with primer where required.
How long before the joint can be used?
It depends on the product and the conditions. Before we leave, we’ll tell you the cure time.
Will the new joint stand out?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so it does not stand out.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
