New build mastic in Brae
Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks. Typical jobs include internal frame sealant that has split and cracked caulk along new skirting, on bathrooms & en suites, kitchens and show homes.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Brae: your questions answered
Will you come out to Brae?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
What guarantee comes with new build mastic in Brae?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and we will quote it together.
Do you work for letting agents?
Yes. We work in homes, commercial premises and hotels, and we are fully insured.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
How long does new build mastic take?
A typical job takes anything from a few hours to several days, depending on the number of plots. We’ll confirm how long when we quote.
Other services in Brae
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Different surfaces, different methods
Windows and doors
A draught at a new window can be a missed or failed joint. We check and reseal the frame edges.
Kitchens
Sink joints are wet all the time. We use a sealant suited to kitchens, food-safe where it’s needed.
Landlord and commercial work in Brae
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
Do you need new build mastic in Brae?
New homes are full of moisture from plaster, screed and concrete, which takes a year or two to dry out. As it does, timber shrinks and joints open, and sealant that cannot keep up splits.
The problems people usually mention when they call are:
- Beads laid onto grit and dust from the build
- Shower seals failing in the first year or two
- Joints pulling apart as timber shrinks
- Smeared, uneven beads picked up at snagging
Around Brae, as everywhere, new build mastic is only as good as the preparation behind it.

What new build mastic looks like in Brae
Brae is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

What we do, step by step
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for most snagging lists, longer for a run of plots from start to finish. Around Brae, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each joint is checked for movement before any work starts.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
How to prepare
- Mention any sign-in or site rules at work premises
- Mention any leaks or damp you’ve noticed
- Mention any parking rules near the property

How we quote for new build mastic
You will get a clear quote before we start. It’s based on:
- Any working-time requirements on site
- Any mould that needs treating
- The product the joint needs
- Whether the work is at height
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
What to tell us for a quote
Before you ask for a quote, have a think about:
- If it’s domestic, commercial or a hotel
- The address or postcode of the job
- Roughly how big the job is
- Access, such as stairs, a lift or height
We do not publish a price list, because every job is different. Instead, we give you a clear quote for your job. To arrange one, email us at info@mrmastic.co.uk.
How to look after the new joints
So the new joints stay in good condition:
- Get a leaking seal dealt with straight away
- Wait for the cure time before using a resealed shower
- Look at the sealant regularly in the first couple of years
- Ventilate bathrooms well, especially in the first year
Follow the cure time we give you before the area gets wet. Silicone is generally left for about a day to cure enough for use.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small and protects the rest of the house.
