New build mastic for Voe homes and businesses

New build mastic for homes and businesses in Voe

In a new home, every joint should have a clean, even bead. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. We work on bathrooms & en suites, plot handovers and show homes, and common reasons people get in touch are messy sealant that spoils new finishes and new-build shower sealant that has already split.

Work in a place like Voe is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Leave it or put it right?

Running a new bead over the builder’s sealant might look tidy for a few weeks, but it won’t bond to the old layer. A lasting seal starts with removing the old one completely. In a place like Voe, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the number of plots, and the area is left clean. Around Voe, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Each joint is checked for movement before work begins.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions
  • Clear the area around the work

Advice

What the job involves on each surface

Kitchens

Worktop, upstand and sink joints in new kitchens often get a hurried bead. We take it out and reseal neatly, colour-matched where it shows.

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.

FAQs for Voe

Do you cover smaller places like Voe?

Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Voe in your area for new build mastic?

Yes, Voe is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Can you match the sealant colour to my new kitchen or bathroom?

It depends on the joint: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We agree the colour before we start.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Can you reseal over the builder’s sealant?

No. Fresh silicone does not stick to the old layer, so sealing over the top fails quickly. The old sealant always comes out first.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Cracked trays, tiles or worktops
  • Baths and trays that move too much for sealant to cope with
  • Settlement cracks that need a surveyor

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Common problems we fix in Voe

On many sites, sealant goes on in the final rush before handover. Dusty, unprimed joints are common, and the sealant sits on grit instead of the surface.

Any of these means the joints need attention:

  • Cracks appearing as a new home settles
  • Kitchen sealant that has pulled off the wall
  • Shower seals failing in the first year or two
  • Gaps between new skirting and floors

Around Voe, as everywhere, new build mastic is only as good as the preparation behind it.

What to look for in a quote

  • What insurance they hold
  • What the cure time is
  • How long the guarantee is

What new build mastic looks like in Voe

Voe is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Whether the job is in Voe itself or nearby, the right material for each joint matters as much as a neat finish.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Get a leaking seal dealt with straight away
  • Avoid running a DIY bead over the old one
  • Clean sealant with mild detergent, not abrasives
  • Ventilate bathrooms well, especially in the first year

Avoid standing on the rim of the bath or the edge of the tray in the first few weeks. If a bath or tray moves when you stand in it, get it looked at.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small and the new finishes intact.
