Fire rated sealant in Voe

Fire rated sealant for homes and businesses in Voe

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, and we can record what went where. We’re often asked to deal with open gaps behind door architraves and fire stopping disturbed by later work, on plasterboard & masonry, service penetrations and door frames.

For holiday lets, guest houses and community buildings in or near Voe, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

We stand behind the work with a 12-month guarantee, so you’re covered after we’ve gone.

Why deal with it now?

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the work involved is often modest. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we do, step by step

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. Somewhere like Voe may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. We remove any old or unsuitable filler and clean the gap.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Finally, we list where we worked and what we used, for your records.

How to prepare

  • Clear the area around the work
  • Keep pets and children clear of the area while we work
  • Try not to wet indoor joints just before the visit

If you run a hotel, guest house or holiday let in a coastal place like Voe, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Can you do fire rated sealant in Voe?

Yes, Voe is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Can you tell me which gaps need fire stopping?

No, assessment isn’t something we do. When your assessor or designer has set out what’s needed, we can quote for the fire-rated sealant items.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can you quote for more than one area?

Yes, we can. More than one area can go on one quote.

Is the work guaranteed?

Yes. There’s a 12-month guarantee on every job, wherever you are.

Do the sealants smell?

Some sealants have a smell while they cure. Opening a window helps.

Can I choose the sealant colour?

Generally, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before any work starts.

Landlord and commercial work in Voe

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

When to call us in Voe

Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. Rushed fire stopping is common, especially where it was squeezed in at the end of a project.

If you can see any of these, it’s time to have the joints looked at:

  • Standard silicone or caulk in a fire-stopping gap
  • Gaps left after a refit or conversion
  • Door frames with gaps between frame and wall
  • Gaps where walls meet ceilings or slabs

Community buildings like Voe Kirk are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

Questions to ask before booking

  • What happens if the job turns out different
  • The length of the guarantee
  • When the joint can take water or movement
  • Which colour the sealant will be

Aftercare tips

A little care helps the new joints last. Our advice:

  • Check risers, ceiling voids and cupboards during building checks
  • Take pictures of fire stopping before ceilings or boxing go back
  • Keep the record of products and locations with your fire safety documents
  • Make resealing part of every contractor’s brief

Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and have them put right.

Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes.

How we quote for fire rated sealant

Every job gets its own quote. These are the things that affect it:

  • Working hours on commercial sites
  • Which sealant suits the joint
  • How easy the joints are to reach
  • The old material and how stubborn it is

The cost depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

Asking for a quote

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • A few pictures by email, if you can

We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.

What the job involves on each surface

Door frames

The gap between a door frame and the wall around it needs sealing as well as the door itself. We fill it with a fire-rated product suited to the materials either side.

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Gaps that are too big for sealant alone need a different detail.
