Fire rated sealant in Dury

What fire rated sealant looks like in Dury

For seaside hotels, guest houses and holiday lets around Dury, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

Around Dury, as everywhere, fire rated sealant is only as good as the preparation behind it. For jobs in and around Dury, choosing the right material for each joint is as important as a tidy finish.

How we handle fire rated sealant in Dury

Filling a fire-stopping gap with standard silicone or caulk doesn’t make it fire-rated. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. We work on pipe & cable gaps, door frames and service penetrations, and the jobs we see most are gaps around pipes and cables through fire-resisting walls and gaps left after a refit or conversion.

For holiday lets, guest houses and community buildings in or near Dury, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

Landlord and commercial work in Dury

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Your questions about fire rated sealant in Dury

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Will you come out to Dury?

Yes, Dury is covered. We work across all of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What should I tell you?

Tell us what needs doing and where, plus pictures if you have them. If we need more, we’ll ask.

Do you do fire sealant around door frames?

Yes. The joint between frame and wall is sealed with a fire-rated sealant following the tested details. The door leaf and its hardware need a door specialist.

Do you take on fire stopping in schools and offices?

Yes. We work in flats, HMOs, schools, offices and other commercial buildings, including occupied ones. We agree access and the order of work with you first.

Can new sealant go over the old?

No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Can ordinary silicone be used in a fire-stopping gap?

No. Where a fire-rated seal is needed, it has to be a product tested for that use.

Are you fully insured?

Yes. We’re fully insured.

What the job involves on each surface

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Where a hole is bigger than the sealant’s tested range, it needs another approach and we’ll flag it.

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. We seal them to the tested detail, with backing where it’s needed.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Flag any open gap you spot round a pipe or cable
  • Ask which product was used before you paint
  • Never patch a fire seal with standard sealant
  • Photograph sealed gaps before they’re covered up

Include fire stopping in your regular building checks. Look for cracks, gaps or sealant that has been cut or pulled out and get them seen to.

A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record.

Honest limits

To be straight with you, some problems need a different trade:

  • Sign-off of the building, which sits with building control or your assessor
  • Fire risk assessments, which need a qualified assessor
  • Large holes that need a different fire-stopping system

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

The process

We keep the work tidy and contained to the area we are working on, so you can get on with your day. The job usually takes anything from a few hours to several days, depending on how many gaps there are, and we tell you how long to leave it before we go. For a place like Dury, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Preparing for the visit

  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

A DIY attempt does not rule out a professional job. We cut it out and start again.

Why act early in Dury

For some gaps, sealant is not the right answer and another system is needed. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. We will say so if a gap needs something other than sealant. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.
