Window mastic near Dury

Window mastic for homes and businesses in Dury

Around Dury we seal all kinds of frames: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. If you have a bead that doesn’t match the frame and whistling draughts around closed windows, we can put it right, whatever the surface.

Mastic can only go onto a dry joint, so outside work in Dury depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What sealant work can’t fix

It helps to know what we cannot do:

  • Worn gaskets, brush seals or a door that has dropped
  • Damp coming through the wall itself rather than the frame joint
  • Broken hinges, locks or handles

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Window sills
  • Aluminium frames
  • Composite doors
  • uPVC windows
  • Patio & French doors
  • Timber windows & doors

For landlords and businesses

We also work for property managers and facilities teams. Several sites can be quoted together.

Landlords and letting agents in Dury can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Do you need window mastic in Dury?

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

Any of these means the joints need attention:

  • Cracked sealant at the sill ends
  • Mastic that is falling out in pieces
  • Cracked or shrunken mastic around the frame
  • Rushed sealant from a window installation

Around Dury, as everywhere, window mastic is only as good as the preparation behind it.

10 questions to ask before you book

What affects the cost of window mastic

The price is agreed before any work begins. It takes into account:

  • Any mould that needs treating
  • Whether the work is at height
  • The size of the job
  • The number of rooms or windows

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Whether it’s a home or a business
  • The address or postcode of the job
  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking

We don’t publish a price list. Instead, we give you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.

Dury questions

How it works

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from an hour or two to a full day, depending on how many frames there are. For a place like Dury, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Clear items away from the joints we’re working on
  • On commercial sites, let us know about site rules

How to get a quote

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, email us at info@mrmastic.co.uk.

What window mastic looks like in Dury

Dury is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For jobs in and around Dury, choosing the right material for each joint is as important as a tidy finish.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Ventilate rooms so frames don’t stay wet inside
  • Keep paint and stain on wooden frames in good order
  • Don’t paint over the silicone
  • Walk round the house once a year and look at the joints

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
