How we handle window mastic in Brae
Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. Just drop us a line at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached for window mastic in Brae. We work on patio & French doors, aluminium frames and composite doors, and common reasons people get in touch are leaking joints at the ends of sills and water coming in at the bottom corners of a door.
In and around a place like Brae, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
Your job is guaranteed for a year, as with all our work.

Brae homes and the weather
Brae is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. On the islands, wind and salt spray are hard on outside sealant.
For jobs in and around Brae, choosing the right material for each joint is as important as a tidy finish.
Brae is in the Shetland Islands. From the centre of Brae to the outskirts, we cover window mastic for every kind of property. Brae is one of 63 places in the Shetland Islands where we work.

Different surfaces, different methods
Window sills
Sills catch the water running down the glass, so the joints at each end and underneath matter. Each is cleaned out and resealed.
Aluminium frames
Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match keeps the clean look.
Why it’s worth doing now in Brae
Not every sealant suits a window. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why us?
- Colour picked to suit the job
- A choice of colours where the product allows
- We are fully insured
- We leave the area clean and tidy

Common problems we fix in Brae
Sun, frost and rain wear sealant out. Sunlight dries the surface out, until it loses its stretch and starts to crack.
The problems people normally mention when they call include:
- Old mastic that has gone black or come away
- Cracked internal joints between frame and plaster
- Cracked or shrunken mastic around the frame
- White mastic on grey or black frames
Around Brae, as everywhere, window mastic is only as good as the preparation behind it.
What your quote should include
- What product goes in the joint
- How hidden problems are handled
- When the joint can take water or movement
- How the joint is cleaned and prepared

What we can’t put right
Before booking, it’s worth knowing the limits too:
- A failed sealed unit that has misted up
- Damp problems in the wall away from the window
- Rotten timber, which needs a joiner first
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

How it works
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a morning for a couple of windows and a door, and the area is left clean. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Preparing for the visit
- Clear items away from the joints we’re working on
- Mention any parking rules near the property
- Tell us about any previous sealing or DIY attempts

Related advice
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Brae questions
Does the coastal weather in Brae affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Will you come out to Brae?
Yes, Brae is covered. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.
Can you do upstairs windows?
Yes, where they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
Can resealing stop a draught around my window?
In many cases. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
