Window mastic near Scatsta

Landlord and commercial work in Scatsta

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

We also work for property managers and facilities teams in Scatsta and across the Shetland Islands. Several sites can be quoted together, and we are fully insured for the work.

Window mastic in Scatsta

Frames and walls do not move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. Typical jobs include whistling draughts around closed windows and white mastic on grey or black frames, across window sills, patio & French doors and aluminium frames.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Whatever the size of the job, it’s backed by our one-year guarantee in Scatsta and across the Shetland Islands.

Looking after it afterwards

After the cure time, these simple habits help:

  • Look round the frames every year or so
  • Do not paint over the silicone
  • Don’t aim a pressure washer at the joints
  • Ventilate rooms so frames don’t stay wet inside

Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.

Why it’s worth doing now in Scatsta

Not every sealant suits a window. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

The process

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take most of a day for a typical house, less for a few frames. For a place like Scatsta, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Window mastic in Scatsta: local notes

Scatsta is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In and around Scatsta, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and send you a clear quote before we start.

What we’re called out for in Scatsta

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, and it lets go sooner than it should.

The problems people usually mention when they call are:

  • Cracked or shrunken mastic around the frame
  • Mastic that is falling out in pieces
  • Draughty joints inside around the window
  • Whistling draughts around closed windows

For jobs in and around Scatsta, choosing the right material for each joint is as important as a tidy finish.
