Window mastic in Symbister

If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. We’re often asked to deal with rain getting in at the frame or under the sill and gaps left after new windows were fitted, on uPVC windows, patio & French doors and aluminium frames.

Mastic can only go onto a dry joint, so outside work in Symbister depends on the weather. Tell us about access to all the windows and doors, upstairs included.

You get a 12-month guarantee, the same in Symbister as everywhere else we work.

Landlords, agents and businesses in Symbister

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we are fully insured for the work.

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Surface by surface

Patio & French doors

Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.

What happens on the day

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a few frames, or a day or more for a whole house. Somewhere like Symbister may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Keep drainage slots and sill grooves clear
  • Use gentle cleaners on frames and sealant
  • Keep jet washers away from the mastic
  • Look round the frames every year or so

Most silicone sealants won’t take paint, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Leave it or put it right?

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. Resealing now is a small job by comparison. Around Symbister, water from a failed joint in an older stone home can soak into timber and plaster.

Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.

Questions from Symbister

Is Symbister in your area for window mastic?

Yes, Symbister is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Is Symbister within the area you cover?

Yes, Symbister is covered. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

Are you insured?

Yes, we are fully insured for every job we do.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new sealant bonds properly.

Where are you based?

We work from Crawley. Our applicators cover Symbister.

Can resealing stop a draught around my window?

It will if the frame joint is the problem. We check where the draught is before any work starts.

Can new window sealant be painted?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Frames and glazing around Symbister

Symbister is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Symbister, as everywhere, window mastic is only as good as the preparation behind it. For jobs in and around Symbister, choosing the right material for each joint is as important as a tidy finish.

When it isn’t the sealant

In fairness, there are a few things sealant won’t fix:

  • A frame that has rotted at the joint
  • Draughts through the window seals rather than the frame
  • Penetrating damp from a failed cavity tray or render

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.
