How we quote for window mastic
We don’t publish a price list, because jobs vary so much. The quote depends on:
- How much old sealant there is and how hard it is to remove
- The type of sealant required
- How much there is to do
- How many areas need sealing
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
What to tell us for a quote
Before you ask for a quote, have a think about:
- The type of property
- Any previous sealing or DIY work
- The rough size of the job
- Pictures of the joints, sent by email
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you’re ready, email us at info@mrmastic.co.uk.
Window mastic in Tripwell, done properly
The new joint doesn’t have to be white. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. If you have cold air getting in at the frame edge and damp patches on the reveal after heavy rain, we can help.
Outdoor sealant needs a dry surface, so window work around Tripwell is planned around the weather. Let us know about access to every frame, including any upstairs.
Each job carries a 12-month guarantee, whatever its size.

When it is not the sealant
We will not take on work that will not last, so here’s what sealant can’t put right:
- Faulty window hardware
- Penetrating damp from a failed cavity tray or render
- A door that needs adjusting, rehanging or new seals
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

- Window sills
- Patio & French doors
- Composite doors
DIY versus a professional finish
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
How the visit works
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before we start. Most jobs take a few hours for a handful of frames, longer for a whole house. Outside jobs in Tripwell need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints
- Move anything stored near the joints

Windows and doors in Tripwell
Tripwell is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Work on the islands has to be planned around ferry crossings and the weather, so the more notice, the better.
Around Tripwell, as everywhere, window mastic is only as good as the preparation behind it.

Common questions in Tripwell
Is Tripwell within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover Tripwell for window mastic?
Yes, Tripwell is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Will the old sealant be removed?
Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Will new mastic stop draughts?
In many cases. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.
How much does window mastic cost in Tripwell?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Does the work come with a guarantee?
Yes, with our 12-month guarantee. Keeping drainage clear and checking the joints yearly helps them last.
When is the sealant fully cured?
Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.
Do you work for letting agents?
Yes, often. We can quote for several properties at once.
Do you need window mastic in Tripwell?
Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.
The most common problems we see are:
- Cracked sealant at the sill ends
- Mastic that’s falling out in pieces
- Cracked internal joints between frame and plaster
- Gaps left after new windows were fitted
Homes close to Whalsay Parish Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
