Commercial sealant in Tripwell

Mouldy or split sealant in a commercial building causes more than a bad impression. It’s a cleaning problem, a leak risk and something guests and staff notice. We reseal bathrooms, washrooms, welfare areas and kitchens so they look cared for again. We are often asked to deal with washrooms that need sorting before an inspection and silicone laid over old silicone by a previous contractor, across student & care accommodation, hotel bathrooms and welfare facilities.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Common problems we fix in Tripwell

A hotel shower or office washroom is used many times a day, and they’re cleaned with strong products every day. That’s why sealant fails sooner.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant failing again soon after quick repairs
  • Tired sealant in let properties
  • Large numbers of bathrooms needing the same work
  • Shower leaks reaching the floor below

Around Tripwell, as everywhere, commercial sealant is only as good as the preparation behind it.

Before you book anyone

  • How much experience the applicator has
  • When the joint can take water or movement
  • Whether they seal over old material or remove it
  • Whether you can choose the colour

Common questions in Tripwell

Can you do commercial sealant in Tripwell?

Yes. We work across all of Scotland, and Tripwell is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Is Tripwell within the area you cover?

Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Where are you based?

We work from Crawley. We cover Tripwell and the rest of the Shetland Islands.

What should I tell you?

A short description and the location. If we need more, we’ll ask.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

How long do rooms need to be out of use?

Most areas can be used after around 24 hours. We give a cure time for each area.

Landlord and commercial work in Tripwell

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

Quotes for commercial sealant in Tripwell

Every job gets its own quote. These are the things that affect it:

  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • When we can work, for business premises

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • The problem you’ve noticed
  • A few pictures by email, if you can
  • The rough size of the job
  • Any access issues, like height or stairs

For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Put a squeegee in each shower
  • Book larger programmes for quieter times of year
  • Add sealant to your planned maintenance checks
  • Log resealing so you know what’s due

Each room is handed back with its cure time, which is normally around 24 hours. Pass it on to housekeeping or cleaners so nobody showers or cleans the joint too early.

Watch for the warning signs: mould, splits, peeling corners or water marks downstairs. Any of these means the joints need attention.

What happens on the day

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take a few hours for a single washroom, longer for a whole building. Outdoor work around Tripwell depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we visit and agree the scope, the sequence and the working hours.
  2. Each area is protected and the old sealant cut out completely.
  3. Joints are cleaned, treated for mould and dried.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. Rooms are checked and returned with a cure time so staff know when to use them.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work

Advice

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What the job involves on each surface

Student & care accommodation

Vacant rooms make resealing quick and simple, though occupied rooms can be done too.

Office washrooms & kitchens

Kitchen and tea point joints are degreased and resealed, with a food-safe product beside sinks where needed.

Commercial sealant around Tripwell

If you run a hotel, guest house or holiday let in a coastal place like Tripwell, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Island jobs need planning around ferries and the weather, so give us as much notice as you can.

If you look after a church, hall or community building such as Whalsay Parish Church, halls and community kitchens see heavy use, and their sealant shows it.
