External mastic for Tripwell homes and businesses

About our external mastic in Tripwell

A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. If you have old sealant gone brittle and cracked and weeds or debris growing in open joints, we can help, on joints between brick and frames, façade panels and copings & trims alike.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Different surfaces, different methods

Concrete and blockwork

The face of concrete or block is often dusty, so cleaning and priming matter. A primer goes on where the product requires one before the bead.

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joints work hard every day. We choose the product to suit.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

If you manage several properties in or around Tripwell, several properties can be quoted together. Just tell us the addresses and what each one needs.

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a handful of joints, longer for a whole elevation and we leave things clean and tidy. Around Tripwell, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions

Advice

How we quote for external mastic

Your quote is based on your job. We look at:

  • How many rooms, windows or areas are involved
  • When we can work, for business premises
  • Whether there’s mould to deal with
  • The product the joint needs

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Any previous sealing or DIY work
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • A few photos by email, if you can

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

What happens if it’s left?

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and does not last. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Clear growth from the base of walls and joints
  • Ask before painting over external sealant
  • Make sure movement joints aren’t pointed over
  • Wash walls gently around the sealant

Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants are not designed to be painted.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

Walls and rooflines in Tripwell

Tripwell is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Island jobs need planning around ferries and the weather, so give us as much notice as you can.

Homes close to Whalsay Parish Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep. In and around Tripwell, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Yes, Tripwell is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Will you come out to Tripwell?

Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Are you insured?

Yes. We’re fully insured.

Can you seal joints between render and window frames?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

What’s an expansion joint in brickwork?

A vertical gap in a long brick wall is generally a movement joint. It lets the bricks expand without cracking and needs a flexible seal, not mortar.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.
