Lerwick External Mastic
We cover Lerwick for sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly.
- Leaking joints around cladding and façade panels
- Damp patches traced to an open external joint
- Rigid filler in a joint that should flex
Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Ask before painting over external sealant
- Avoid pressure-washing directly into sealant joints
- Point out the joints to other trades
- Check external joints each spring
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.
External mastic for homes and businesses in Lerwick
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. If you’re dealing with joints pointed up with cement by mistake and sealant pulling away from one side of the joint, we can put it right, on copings & trims, render & cladding joints and concrete & block alike.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
All of our work is guaranteed for twelve months, in Lerwick and everywhere else we cover.

What else we do in Lerwick
How the job changes by surface
Brickwork movement joints
Brick movement joints are often mistaken for a missing mortar line. If that’s happened, we rake it out and reseal it properly where it can be done safely.
Copings and trims
A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.
For landlords and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
We also work for property managers and facilities teams in Lerwick and across the Shetland Islands. Several sites can be quoted together.
Quotes for external mastic in Lerwick
We do not publish a price list, because no two jobs are the same. The quote depends on:
- Any working-time requirements on site
- The product the joint needs
- Access and height
- Whether there’s mould to deal with
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
What to tell us for a quote
To help us quote quickly, let us know:
- If someone has resealed it before
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Lerwick buildings and the weather
Lerwick is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.
If you look after a building such as Anderson High School, larger buildings have long runs of movement joint that eventually need resealing. In the older streets around St Margaret's Roman Catholic Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
Lerwick is in the Shetland Islands. Lerwick gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Our the Shetland Islands coverage runs to 63 places, and Lerwick is one of them.
Every address in ZE1 is covered for external mastic. If you need external mastic at a property on High Street, Market Street and Church Road or anywhere close by, our applicators can take on the job. Lerwick is on the A969 and A970, so it’s easy for us to get to. Neighbouring places we cover for external mastic include Sound (1 mile south-west), Gremista (1 mile north), Heogan (1 mile north-east), Grindiscol (2 miles south-east) and Gunnista (2 miles north-east). As one of the bigger places in the Shetland Islands, Lerwick has every kind of property, from flats to offices. If you are somewhere remote, the job takes a little more planning.
Around Lerwick
Locally, jobs take us to homes and businesses close to Gilbertson Park and Grand Hotel. Well-known places in the area include Gilbert Bain Hospital (less than half a mile south) and Shetland Museum (under half a mile north-east). Not far away are Setter Hill and Clickimin Loch.
Why it’s worth doing now in Lerwick
A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last, so it pays to do it properly once. Around Lerwick, water from a failed joint in an older stone home can soak into timber and plaster.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Questions from Lerwick
Do you cover smaller places like Lerwick?
Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Can you do external mastic in Lerwick?
Yes. Our work covers the whole of Scotland, and Lerwick is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.
Do you seal joints where cladding meets other materials?
Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. The sealant is matched to both sides.
What’s an expansion joint in brickwork?
A vertical gap in a long brick wall is generally a movement joint. It gives the wall room to move and needs a flexible seal, not mortar.
Do you work at height?
It depends on the building. Tell us the height, the number of joints and what’s below them.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Can tenants book the work?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Do you work for landlords and businesses?
Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.
What we do, step by step
There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes a few hours for a handful of joints, longer for a whole elevation from start to finish. Somewhere like Lerwick may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- The joint faces are cleaned and primed where the sealant needs it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- For business premises, tell us about site rules or sign-in
- Let us know about parking restrictions
