Common questions in Lerwick
Do you cover smaller places like Lerwick?
Yes, Lerwick is covered. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you cover Lerwick for regrouting?
Yes. Our work covers the whole of Scotland, and Lerwick is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.
I’m a tenant. Can you help?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Where are you based?
We work from Crawley. We cover Lerwick and the rest of the Shetland Islands, along with the rest of our area.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.
Do you grout the corners?
Silicone. Grout is for the joints between tiles, while corners and edges need a joint that can move.
Regrouting for homes and businesses in Lerwick
Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. Our job is to rake it out and put new grout in and renew the silicone at the edges. We work on wet rooms, bathroom floors and tiled floors, and the jobs we see most are shower grout that has worn away and greasy, stained grout behind the hob.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Surface by surface
Shower walls
Showers put more water on grout than anywhere else. We replace it, and reseal the corners.
Bathroom wall tiles
Walls outside the shower get less water but still stain and crack. Regrouting brings them back in line.
Quotes for regrouting in Lerwick
Every job gets its own quote. These are the things that affect it:
- Whether there’s mould to deal with
- How much old sealant there is and how hard it is to remove
- The type of sealant required
- How much there is to do
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before
- Where the job is, and your postcode
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved and give you a clear price.
Why it’s worth doing now in Lerwick
Grouting over old grout rarely lasts. A thin skin on top tends to break off, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What we do, step by step
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes anything from a few hours to a full day, depending on the area. Outdoor work around Lerwick depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We check the tiles are sound and flag any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- We vacuum the joints and clean out the dust.
- New grout is worked into the joints and cleaned off the tile faces.
- Corners and edges are resealed with flexible silicone, not grout.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Mention any sign-in or site rules at work premises
- Let us know about stairs, lifts or work at height
How to get a quote

Signs you need regrouting in Lerwick
Grout that was put in corners cracks because those joints flex. Those joints should be silicone, and when they aren’t, water gets in.
These are the problems we are asked about most:
- Shower grout that has worn away
- Kitchen splashback grout stained by grease
- A grout colour that no longer suits the room
- Cracked grout along the bath or tray
For an older house near a landmark such as St Margaret's Roman Catholic Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What your quote should include
- What product goes in the joint
- What preparation is included
- Are they insured?
- How long to leave it before use
What we can’t put right
It helps to know what we cannot do too:
- Tiles that are chipped or split
- Loose tiles, which need refixing first
- Water coming from plumbing rather than grout
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Bathrooms and kitchens in Lerwick
Lerwick is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
For site and facilities teams at buildings such as Anderson High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
