About our floor joint sealing in Lerwick
Large tiled floors, and those over underfloor heating, often need movement joints. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant. If you’re dealing with gaps opening between the floor and skirting and open joints that fill with dirt, we can help, whatever the surface.
For a place like Lerwick, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.
There’s a 12-month guarantee on every job, whatever its size.

For landlords and businesses
If you manage several properties in or around Lerwick, jobs at different addresses can be quoted together. Send us the addresses and the work at each.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
How we quote for floor joint sealing
Your quote is based on your job. We take into account:
- How many areas need sealing
- Whether the work is at height
- When we can work, for business premises
- The number and length of the joints
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
What we need to know
When you contact us, it’s useful to know:
- The rough size of the job
- If it’s domestic, commercial or a hotel
- What’s wrong with the joints now
- A few photos by email, if you can
For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.
What happens on the day
We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours for most rooms, longer for large commercial floors. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We clear the edges of the floor so the joints are easy to reach.
- We take out the cracked caulk, grout or old sealant.
- We clean and dry the edges of the joint.
- We apply a flexible sealant suited to the floor.
- Finally, we check the work and talk you through aftercare.
Before we arrive
- Let us know about parking restrictions
- Mention if the joints have been sealed before
- For business premises, tell us about site rules or sign-in

Aftercare tips
Aftercare is simple:
- Get cracks along tile grout lines looked at early
- Sweep along the edges of the floor
- Lift furniture rather than dragging it across joints
- Keep floor cleaning water to a minimum at the edges
Keep off the joint for the time we give you. Light foot traffic is usually fine sooner than wet cleaning or wheels.
Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges and the surface smoother.
Common questions in Lerwick
Is Lerwick in your area for floor joint sealing?
Yes. We work across all of Scotland, and Lerwick is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Will you come out to Lerwick?
Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Do you offer different sealant colours?
Generally, yes. White, clear and grey are common, and other colours are available for many products, and we’ll agree it with you first.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints, and we clear up when we are done.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.
Is it OK to seal over old sealant?
No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
How do I get a quote for floor joint sealing in Lerwick?
It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.

Leave it or put it right?
Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. A flexible movement joint is the fix. In an older home around Lerwick, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before any work starts, so you know where you stand.
What you get with us
- Anti-fungal sanitary silicone in wet areas
- Sealant colour chosen to suit
- Experience in homes, commercial sites and hotels
- Any old sealant cut out fully, not covered over
See our cost guide and what customers say.
Can I do it myself?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Joints and finishes in Lerwick homes
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.
Managing a site like Anderson High School? Then floor and threshold joints in busy corridors wear quickly and are best resealed early.

Do you need floor joint sealing in Lerwick?
A floor laid tight to the walls has no room to move. It pushes against the walls and skirting as it expands.
Most people get in touch after spotting something like this:
- Open joints around bathroom floor edges
- Floor edges that trap water and grime
- Open gaps along the bottom of skirting boards
- Perimeter joints in tiled floors filled with grout
If you look after a church, hall or community building such as St Margaret's Roman Catholic Church, joints in its floors, skirtings and thresholds need resealing as they wear.
