How bathroom resealing works in ZE1
Across ZE1, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We’re often asked to deal with splits where the tray meets the wall and smears of silicone across the tiles, on shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands.
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is and we leave things clean and tidy.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, usually around 24 hours.

How to get a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
Local landmarks in Lerwick
Locally, jobs take us to homes and businesses close to St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School and the streets around them. A little further out are Gilbert Bain Hospital (less than half a mile south) and Shetland Museum (less than half a mile north-east). For a walk, there’s Setter Hill and Clickimin Loch.
Where we work in ZE1
Homes across ZE1 range from older properties to new builds, and in places like Lerwick, Sound and Scalloway there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. Sealants for jobs in ZE1 are chosen with that in mind. In the coastal parts of ZE1, the sea-facing side of a building takes the most weather, so they’re often the first to fail. The right product and careful preparation help it last.
Lerwick: For site and facilities teams at buildings such as Anderson High School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near St Margaret's Roman Catholic Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Why deal with it now?
Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows.

Work for landlords, hotels and businesses
Landlords and letting agents in ZE1 can book us as well as householders. Resealing between tenancies keeps a property looking cared for.
If you manage several properties in or around ZE1, several properties can go on one quote. Just tell us the addresses and what each one needs.
What we are called out for in ZE1
Mould is the reason many people want their sealant replaced. Steamy rooms that do not dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
Signs it’s time to call us include:
- New sealant laid over old sealant that is now lifting
- Damp behind the bath or under the tray
- Black mould in the silicone that won’t clean off
- A messy, uneven bead from a previous reseal
How we quote for bathroom resealing
The quote reflects the job in front of us. We look at:
- The type of sealant required
- Any working-time requirements on site
- Whether old sealant or filler has to be cut out
- How many areas need sealing
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.
Helping us quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- If it’s domestic, commercial or a hotel
- A few photos by email, if you can
- Roughly how big the job is
- If someone has resealed it before

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Move toiletries away from the joint
- Wait for the cure time we give you
- Clean with a mild bathroom cleaner and a soft cloth
- Avoid abrasive pads on the sealant
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
ZE1: your questions answered
How long will the resealing take?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Where are you based?
We are based in Crawley, and we cover South East England, London and all of Scotland.
Is there any odour?
Sometimes, a little. Any smell clears as the sealant cures.
Does the resealing come with a guarantee?
Yes. Our one-year guarantee covers every job, and we are fully insured.
Can landlords and businesses book you?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
