Commercial sealant in Lerwick

Commercial sealant in Lerwick

In a hotel, office or washroom, failed sealant is more than an eyesore. It’s a cleaning problem, a leak risk and something guests and staff notice. Our applicators renew sealant across washrooms, welfare areas, kitchens and guest bathrooms. If you have large numbers of bathrooms needing the same work and shower leaks reaching the floor below, we can put it right.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

All our work is covered by our one-year guarantee.

When to call us in Lerwick

In office kitchens and tea points, joints are wet and wiped all day, so sealant there wears and stains. The worktop and sink edges generally fail first.

The most common problems we see are:

  • Sealant failing again soon after quick repairs
  • Mouldy washroom sealant that staff and guests notice
  • Water marks on ceilings under bathrooms
  • Large numbers of bathrooms needing the same work

Community buildings like St Margaret's Roman Catholic Church are part of the picture too: any kitchen and washrooms need the same sealant care as any other building.

What to look for in a quote

  • Whether the sealant suits the joint
  • Whether VAT is included
  • Whether they seal over old material or remove it
  • What insurance they hold

Our hiring checklist

What commercial sealant looks like in Lerwick

If you run a hotel, guest house or holiday let in a coastal place like Lerwick, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, private landlords have to meet the Repairing Standard, so landlords with several properties often need sealant work across them all.

Managing a site like Anderson High School? Then sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.

When something else is needed

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Tiles coming off the wall
  • Leaking pipework, valves or wastes (a plumber’s job)
  • Fire risk assessments or certification

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Welfare facilities
  • Retail & leisure sites
  • Hotel bathrooms

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Include the silicone on your room checklists
  • Keep strong chemicals and scourers off the joints
  • Don’t leave a failed joint until the next refurbishment
  • Check extract fans are actually running

Daily cleaning with harsh chemicals shortens the life of any sealant. Ask cleaners to use mild products and soft cloths on the sealant.

It’s easier to plan a programme than to react to failures. We can fit the work around bookings, shifts and opening hours, rather than closed at short notice.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

How the visit works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours per area, with larger sites planned over several visits. For a place like Lerwick, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. The first visit is a look round the site to agree the scope.
  2. We agree when we will work, with early or out-of-hours slots where they can be arranged.
  3. Areas are protected and the failed sealant removed.
  4. Once dry, every joint is resealed and tooled.
  5. We let your team know the cure time for every area.

How to prepare

  • On commercial sites, let us know about site rules
  • Mention any parking rules near the property
  • Mention any leaks or damp you’ve noticed

Why act early in Lerwick

Sealant is easy to forget until an audit or inspection is due. Planning the work ahead means rooms are finished and cured in time, without a last-minute rush. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.
