Commercial sealant in Sound, done properly
In showers and washrooms we use anti-fungal sanitary silicone, with a food-safe sealant by kitchen sinks where needed. We use sealants from Arbo and Everbuild, applied by ARBOMaster approved applicators. We work on welfare facilities, rental portfolios and student & care accommodation, and people most often call us about mouldy bathrooms flagged at a tenancy check and sealant failing again soon after quick repairs.
If you look after holiday lets, a guest house or a community building in or near Sound, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
There’s a 12-month guarantee on every job, large or small.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
What happens on the day
There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes a few hours per area, with larger sites planned over several visits, including the tidy-up. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start with a site walk to agree the rooms and the timing.
- Room by room, we protect the area and remove all the old sealant.
- Joints are cleaned, treated for mould and dried.
- New sealant suited to each area is applied and tooled.
- Each room is checked and handed back with its cure time.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Keep children and pets away from the work area
- Mention if the joints have been sealed before
Getting a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Aftercare tips
Aftercare is simple, and it makes a real difference:
- Ask cleaners to go gently on the silicone
- Leave squeegees in busy showers
- Check the joints during routine room inspections
- Do not leave a failed joint until the next refurbishment
A squeegee in each shower is a simple help: less water sits on the joints between uses.
Water from a failed shower seal can travel: into ceilings below, walls next door and service voids. Early resealing keeps it from getting that far.
Workplaces and buildings in Sound
If you run a hotel, guest house or holiday let in a coastal place like Sound, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. There are hotels and other places to stay in and around Sound. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.
If you look after a building such as Anderson High School, busy washrooms and kitchens can be resealed in phases so they stay open.

Signs you need commercial sealant in Sound
Commercial buildings settle and move with temperature, and lightweight partitions flex more than masonry. The sealant between walls, trays and fittings absorbs that strain until it tears.
The problems people usually mention when they call include:
- Shower leaks reaching the floor below
- Joints that need doing before an inspection or audit
- Repeated reseals that do not last
- Worktop sealant that has shrunk and stained
Around Sound, as everywhere, commercial sealant is only as good as the preparation behind it.

What affects the cost of commercial sealant
Jobs vary more than people expect. What affects the quote:
- Whether there’s mould to deal with
- The size of the job
- The old material and how stubborn it is
- How easy the joints are to reach
What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts.
Asking for a quote
Before you ask for a quote, have a think about:
- A few photos by email, if you can
- The rough size of the job
- If it’s domestic, commercial or a hotel
- What the problem is, such as mould, gaps, leaks or cracking
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and give you a clear price.
