New build mastic in Sound, done properly
A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. If you have shower seals failing in the first year or two and worktop and upstand sealant coming away, we can put it right, whatever the surface.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
Each job carries a 12-month guarantee, large or small.

What we cannot put right
To be straight with you, there are a few things sealant will not fix:
- Your warranty claim itself, which is between you and the builder
- Plumbing faults behind the sealant
- Baths and trays that move too much for sealant to cope with
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Sound: your questions answered
What guarantee comes with new build mastic in Sound?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Do you cover Sound for new build mastic?
Yes. We work across all of Scotland, and Sound is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Where do you work from?
We are based in Crawley, and we work across South East England, London and Scotland.
Can I send you my snagging list?
Yes. Send the list and a few pictures of the sealant items and we will give you a quote. We’ll tell you if anything on it isn’t a sealant job.
Will you just run a new bead over the existing one?
No. The old sealant is cut out fully, the joint cleaned and primed where needed, and a new bead applied.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Can you do several jobs on one visit?
Yes. Just list everything you need.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Landlords, agents and businesses in Sound
Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.
Signs you need new build mastic in Sound
Fresh sealant can be knocked or cut by trades finishing off. If it’s disturbed before curing, the joint can be left weak, and the problem shows up after you move in.
Signs it’s time to call us include:
- Gaps behind new kitchen upstands
- Internal frame sealant that has split
- Smeared, uneven beads picked up at snagging
- Cracks appearing as a new home settles
Whether the job is in Sound itself or nearby, the right material for each joint matters as much as a neat finish.
What your quote should include
- Whether they’re fully insured
- Is the old sealant removed completely?
- How long to leave it before use
- What the quote includes, VAT included or not

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Avoid running a DIY bead over the old one
- Check bath and shower seals every few months as the house settles
- Raise failed sealant with the developer while you are covered
- Wipe joints with warm soapy water
Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents, which can damage the surface.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.
Different surfaces, different methods
Show homes
We seal show-home bathrooms, kitchens and frames to a tidy standard. Tell us when the home is open so we can plan around it.
Windows and doors
A draught at a new window can be a missed or failed joint. We look at the joints and reseal where needed.

The process
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most snagging lists, longer for a run of plots. Outside jobs in Sound need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- The old bead comes out in full, with no layer left behind.
- Each joint is cleaned of dust and grit, then primed if required.
- New sealant suited to each joint is applied and tooled neatly.
- Each area is checked and left with its cure time.
Getting ready for the visit
- Tell us if parking is tricky
- Keep children and pets away from the work area
- Mention if the joints have been sealed before
