New build mastic in Gunnista

New build mastic in Gunnista, done properly

For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over. We work on skirting & floors, kitchens and plot handovers, and people most often call us about cracked caulk along new skirting and sealant that never bonded to the surface.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

All of our work is guaranteed for twelve months.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Joints and finishes in Gunnista homes

Gunnista is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Island jobs need planning around ferries and the weather, so the more notice, the better.

Whether the job is in Gunnista itself or nearby, the right material for each joint matters as much as a neat finish.

Gunnista is in the Shetland Islands. Gunnista gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Across the Shetland Islands, we cover 63 places, and Gunnista is one of them.

Every address in ZE2 is within our area for new build mastic, from the main roads to the quietest streets. Close by, we work in Heogan (1 mile west), Gremista (2 miles west), Grindiscol (2 miles south), Lerwick (2 miles south-west) and Sound (3 miles south-west). Island and remote addresses take a little more planning, so please mention your location when you drop us a line at info@mrmastic.co.uk.

Gunnista: your questions answered

Is there a guarantee on new build mastic in Gunnista?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Is Gunnista within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

I rent my home. Can I book you?

Yes. Check with your landlord; we can send the quote to them too.

Who should fix failed sealant in a new build?

Start with your builder while their snagging or warranty period runs. After that, or if their repair keeps failing, we can do it.

Can new sealant go on top of the old bead?

No. Sealing over old sealant looks fine for a few weeks, then lifts. All the old sealant comes out before any work starts.

Is it normal for sealant to crack in a new home?

Lots of new homes see sealant crack early. Poor preparation at handover adds to it.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

Common problems we fix in Gunnista

Sealant is often one of the last jobs before handover. Joints aren’t always cleaned of dust or primed, so the bead never bonds properly.

If you can see any of these, it’s time to have the joints looked at:

  • Cracked caulk along new skirting
  • Gaps opening as the house dries out and settles
  • Beads laid onto grit and dust from the build
  • Messy sealant that spoils new finishes

Around Gunnista, as everywhere, new build mastic is only as good as the preparation behind it.

What your quote should include

  • Who turns up on the day
  • Whether they’re fully insured
  • How the colour is chosen
  • Is the old sealant removed completely?

Choosing a sealant specialist

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Use the extractor fan every time you shower
  • Avoid running a DIY bead over the old one
  • Photograph failed sealant before it’s redone
  • Wait for the cure time before using a resealed shower

Keep an eye on the joints over the first couple of years. Hairline gaps can open as timber and plaster dry.

Do not let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you.

Leave it or put it right?

A hairline gap at a skirting can wait, but water getting through can’t. If you are unsure which you have, drop us a line at info@mrmastic.co.uk with pictures and we’ll give you a straight answer. In a place like Gunnista, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.

What affects the quote in Gunnista

The price is agreed before any work begins. It takes into account:

  • How much there is to do
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Asking for a quote

When you contact us, these details help:

  • Any access issues, like height or stairs
  • The rough size of the job
  • Whether it has been sealed before
  • The address or postcode of the job

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work and give you a clear quote.

How the visit works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the number of plots. Somewhere like Gunnista may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

How to prepare

  • Let us know about earlier repairs to the joints
  • Let us know if you’ve seen damp or leaks
  • Where the joints are inside, avoid wetting them before we arrive

Ask for a quote

Asking for a quote is easy: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand.

What we can’t put right

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Disputes or warranty claims with your builder
  • Baths and trays that move too much for sealant to cope with
  • Cracking that points to a structural problem

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
