How we handle window mastic in Sound

Whether it’s one leaking patio door or every frame on the house, you’ll get a clear quote before we start. Just email us at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. If you’re dealing with untidy mastic left by window fitters and gaps between the frame and the inside reveal, we can put it right, whatever the surface.

In and around a place like Sound, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Questions from Sound

Do you cover smaller places like Sound?

Yes. Sound is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Sound for window mastic?

Yes. We work across all of Scotland, and Sound is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

What does window mastic cost?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk and let us know what needs doing and where.

Can you match the sealant to my frames?

Yes, in most cases. Tell us the frame colour when you get in touch and we’ll match it as closely as we can.

Do you guarantee window mastic?

Yes. All our work carries a 12-month guarantee, and we’re fully insured.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Quotes for window mastic in Sound

Your quote is based on your job. We take into account:

  • Access and height
  • Whether there’s mould to deal with
  • The type of sealant required
  • The number and length of the joints

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear price before we start.

Helping us quote

When you contact us, these details help:

  • Photos by email, if that is easy
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, email us at info@mrmastic.co.uk.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Soft or decayed wood in the frame
  • Draughts through the window seals rather than the frame
  • Damp coming through the wall itself rather than the frame joint

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Patio & French doors
  • uPVC windows
  • Composite doors
  • Timber windows & doors
  • Aluminium frames
  • Window sills

Different surfaces, different methods

Patio & French doors

Water at the foot of a door frame isn’t always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

What window mastic looks like in Sound

Sound is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For site and facilities teams at buildings such as Anderson High School, the mastic around its windows and doors needs looking after like any other building’s. Around Sound, as everywhere, window mastic is only as good as the preparation behind it.

Sound is about 1 mile south-west of Lerwick, in the Shetland Islands. Across the ZE1 area, our applicators can take on window mastic. Our area takes in 63 places across the Shetland Islands.

All of ZE1 is within our area for window mastic, from the main roads to the quietest streets. That includes homes and businesses on Quoys Road, South Road and Oversund Road and the roads around them. Neighbouring places we cover for window mastic include Lerwick (1 mile north-east), Gulberwick (2 miles south-west), Gremista (2 miles north), Grindiscol (2 miles east) and Heogan (2 miles north-east). As one of the bigger places in the Shetland Islands, Sound has every kind of property, from flats to offices. Island and remote addresses take a little more planning, so tell us where you are when you ask for a quote.

The process

The work is kept neat and contained to the area we are working on, so you can get on with your day. Expect the work to take most of a day for a typical house, less for a few frames, and we explain the cure time before we leave. For a place like Sound, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Tell us about any water getting in
  • Mention if the joints have been sealed before
  • Mention any parking rules near the property

Advice

What happens if it’s left?

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. In an older home around Sound, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
