Sound Sand Mastic
Sand mastic for Sound and the surrounding area: the right sealant, proper preparation and a neat finish. Ask us for a quick quote.
- Open joints round the window box
- Cement or filler used on old window joints that has cracked
- Gaps round a timber door in stone or brick
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
About our sand mastic in Sound
Sand mastic skins over fairly quickly but full hardening takes longer. Traditionally, sand mastic is left unpainted, so ask us before you decorate. If you have mastic dropping out of the joint and silicone on a period window that looks wrong, we can put it right, on brick reveals, timber door frames and tenement windows alike.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What else we do in Sound
Your questions about sand mastic in Sound
Is Sound within the area you cover?
Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.
Does the coastal weather in Sound affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.
Is the work guaranteed?
Our 12-month guarantee covers every job, sand mastic included.
Will you leave a mess?
We keep the work tidy. Nearby surfaces are protected.
Where do you work from?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Can I choose the sealant colour?
We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.
What exactly is sand mastic?
Sand mastic is a traditional material for pointing round windows and doors. It combines sand with a linseed-oil-based binder.
Do you take out the old sealant first?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Find out about consent before window work on a listed home
- Renew mastic before redecorating the windows
- Inspect the joints round the windows every year or so
- Ask a joiner to look at soft timber first
Leave the new mastic unpainted, which is the traditional advice. Ask us before any decorating around it.
Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens.
Frames and glazing around Sound
Sound is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Island weather, with its wind and salt spray, is tough on the mastic around older windows and doors.
If you look after a building such as Anderson High School, larger buildings have plenty of frames, and the mastic around each one ages.

Common problems we fix in Sound
Sand mastic slowly weathers. It dries out, cracks and loses its grip on the stone or timber.
It’s worth asking for a quote if you see:
- Cracked mastic round a front door frame
- A silicone bead on a sash window that spoils the look
- Failed mastic on an exposed elevation
- Tired mastic found when preparing windows for paint
Around Sound, as everywhere, sand mastic is only as good as the preparation behind it.
What your quote should include
- Is VAT in the price?
- Which colour the sealant will be
- The length of the guarantee
- How hidden problems are handled
What the job involves on each surface
Tenement and terrace windows
Where a building is shared, window work may involve neighbours, so check who is responsible first.
Sash and case windows
On a sash window, the mastic joint shows on the outside, so a neat, even finish matters.
What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Decayed frames that need repair
- Cracked or broken glass
- Sash cords, weights and draught-proofing of the sashes
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
What we seal
- Period & listed homes
- Timber door frames
- Sash and case windows
- Stone surrounds
- Brick reveals
- Tenement windows
The process
There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours per window, depending on the condition of the joints, including the tidy-up. Outdoor work around Sound depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- Large voids are packed out.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- On commercial sites, let us know about site rules
- Tell us about access, such as stairs, a lift or high-level joints
