Trusted sand mastic in Grindiscol

Sand mastic in Grindiscol, done properly

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we will explain which is best for yours. We’re often asked to deal with gaps round a timber door in stone or brick and gaps where the frame meets the masonry, across timber door frames, tenement windows and stone surrounds.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We stand behind the work with a 12-month guarantee, so you’re covered after we’ve gone.

What the job involves on each surface

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We work on single windows or whole elevations.

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. Sand mastic seals the joint round it.

Why it’s worth doing now in Grindiscol

New sash windows are a major, costly change and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. In a place like Grindiscol, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Grindiscol homes and the weather

Grindiscol is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you live in an older home near Bressay Kirk, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Grindiscol is in the Shetland Islands. Jobs in Grindiscol get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Our the Shetland Islands coverage runs to 63 places, and Grindiscol is one of them.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

What affects the quote in Grindiscol

Every job gets its own quote. This is what makes a difference:

  • Any working-time requirements on site
  • Which sealant suits the joint
  • The number and length of the joints
  • Whether the work is at height

The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

What to tell us when you ask for a quote:

  • The type of property
  • A few photos by email, if you can
  • Where the job is, and your postcode
  • What’s wrong with the joints now

Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand.

What we’re called out for in Grindiscol

Some old mastic was never deep enough. A thin layer doesn’t hold well, which is why we pack deep voids first and get the depth right.

Most people get in touch after spotting one of these:

  • Cracked mastic round a front door frame
  • Cement or filler used on old window joints that has cracked
  • Wind and rain getting in round a sash window
  • Gaps between timber frames and stone or brick

Managing a site like Anderson High School? Then larger buildings have plenty of frames, and the mastic around each one ages.

Questions to ask before booking

  • Is VAT in the price?
  • Which sealant they’ll use, and why
  • The length of the guarantee
  • Who turns up on the day

Our hiring checklist

How it works

When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for a single window, longer for several. Outside jobs in Grindiscol need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Preparing for the visit

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Check with your local planning authority if your home is listed
  • Ask a joiner to look at soft timber first
  • Avoid heavy scraping on the mastic joint
  • Avoid patching sand mastic with silicone

Make sure water drains away from the window surround. Constant wetting wears the mastic faster.

Good mastic helps keep the frame dry. Failed mastic lets water reach the timber, which can lead to rot.
