Grindiscol: your questions answered
Do you work for hotels and guest houses in Grindiscol?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Do you cover Grindiscol for bathroom resealing?
Yes. We work across all of Scotland, and Grindiscol is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Can you just seal over the old silicone?
No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Does the resealing come with a guarantee?
Yes. Every job carries our 12-month guarantee, and we are fully insured.
Are you insured?
Yes. We are fully insured, and we can confirm the details when we quote.
Bathroom resealing for homes and businesses in Grindiscol
It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have gaps where the bath or tray has moved and smears of silicone across the tiles, we can put it right.
A bathroom in a place like Grindiscol gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
A one-year guarantee comes with the work, just as it does everywhere we cover.

The process
The work is kept neat and contained to the joints we are treating. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Grindiscol, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How to prepare
- Clear items away from the joints we’re working on
- On commercial sites, let us know about site rules
- Try not to wet indoor joints just before the visit

Bathrooms and kitchens in Grindiscol
Grindiscol is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. There are hotels and other places to stay in and around Grindiscol. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
In the older streets around Bressay Kirk, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Schools such as Anderson High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Grindiscol is in the Shetland Islands. Jobs in Grindiscol get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Across the Shetland Islands, we cover 63 places, Grindiscol among them.
All of ZE2 is covered for bathroom resealing. If you’re just outside Grindiscol, we cover Lerwick (2 miles north-west), Sound (2 miles west), Gunnista (2 miles north), Heogan (2 miles north-west) and Gremista (3 miles north-west). If you are somewhere remote, a little more planning is needed.
Around Grindiscol
Locally, jobs take us to homes and businesses close to Gilbertson Park and the streets around them. Nearby you’ll also find Shetland Museum (1.7 miles north-west) and Montfield Hospital (1.6 miles north-west). Not far away are Loch of Brough.
What affects the cost of bathroom resealing
We do not publish a price list. The quote depends on:
- Which sealant suits the joint
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
- How many areas need sealing
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
Helping us quote
To make quoting easier, please include:
- What the problem is, such as mould, gaps, leaks or cracking
- The address or postcode of the job
- Any access issues, like height or stairs
- The type of property
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.

For landlords and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
What we can’t put right
We won’t take on work that will not last, so here’s what sealant can’t put right:
- Water getting in through the grout rather than the sealant
- A tray that rocks until it’s re-bedded
- A leaking waste, trap or valve
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
What we seal
- Kitchen worktops & upstands
- Sinks & splashbacks
- Shower trays & enclosures
- Basins & vanity units
- Baths
- Wet rooms
Different surfaces, different methods
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
Why it’s worth doing now in Grindiscol
The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. In an older home around Grindiscol, damp from a failed joint can get into timber and plaster.
Doing several joints on one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
