About bathroom resealing in the Shetland Islands
Homes in the Shetland Islands have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on wet rooms, sinks & splashbacks and basins & vanity units, and common reasons people get in touch are two layers of silicone, both failing and a messy, uneven bead from a previous reseal.
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a morning or an afternoon for most single baths and showers.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
What you’ll pay
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why book with us
- Anti-fungal silicone where joints get wet
- Experience in homes, commercial sites and hotels
- 180+ five-star Google reviews

How to get a quote
There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To get started, email us at info@mrmastic.co.uk.
Around Lerwick
In Lerwick, that means homes and buildings near St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School and the streets around them. Other landmarks nearby include Gilbert Bain Hospital (within half a mile south) and Shetland Museum (under half a mile north-east). Green spaces nearby include Setter Hill and Clickimin Loch.
Bathroom resealing across the Shetland Islands: local notes
From Lerwick, Sound and Scalloway to its smaller places, homes across the Shetland Islands have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including the Shetland Islands. Coastal guest houses and holiday lets in the Shetland Islands can see heavy use in busy months, which is hard on sealant and grout, and the weather is hard on the outside too.
Lerwick: Homes close to St Margaret's Roman Catholic Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like Anderson High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
What affects the quote in the Shetland Islands
There’s no set price list, because jobs vary so much. What we look at:
- Whether there’s mould to deal with
- The type of sealant required
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- What’s wrong with the joints now
- The address or postcode of the job
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
What we are called out for in the Shetland Islands
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
The most common problems we see are:
- Two layers of silicone, both failing
- Splits where the tray meets the wall
- Shrunken sealant along the back of a worktop
- A messy, uneven bead from a previous reseal
Landlords, agents and businesses in the Shetland Islands
We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Looking after it afterwards
After the cure time, these simple habits help:
- Open a window or run the fan so the room dries
- Keep an eye on the corners, where splits start
- Give the silicone its full cure time
- Do not leave water standing on kitchen joints
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Your questions about bathroom resealing in the Shetland Islands
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
How long does a bath or shower reseal take?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. We cover the Shetland Islands, along with the rest of our area.
How much does bathroom resealing cost in the Shetland Islands?
Every job is different, so each one gets its own quote. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.
Will the old sealant be removed?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Is the work guaranteed?
Yes. All our work comes with a 12-month guarantee.
Do you work for hotels and businesses?
Yes, regularly. Larger jobs can be planned room by room or area by area.
