About sand mastic in the Shetland Islands
On many period windows, sand mastic looks right and suits the building. Newer frames usually get a flexible sealant instead and we will explain which is best for yours. We work on brick reveals, sash and case windows and tenement windows, and common reasons people get in touch are weathered mastic on the most exposed windows and gaps where the frame meets the masonry.
There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours for a single window, longer for several, including the tidy-up.
- Each surround is checked first.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic is not too thick.
- New sand mastic is applied and shaped by hand.
- The finish is dressed neatly.
What affects the price in the Shetland Islands
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Why book with us

What’s near Lerwick
In Lerwick, that means homes and buildings near St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School and the streets around them. Nearby you’ll also find Gilbert Bain Hospital (less than half a mile south) and Shetland Museum (under half a mile north-east). For a walk, there’s Setter Hill and Clickimin Loch.
Sand mastic across the Shetland Islands: local notes
Our sand mastic work across the Shetland Islands covers homes, flats and businesses, from Lerwick, Sound and Scalloway to the quieter places in between. Every outside joint is sealed dry and clean, so the forecast plays its part.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including the Shetland Islands. The Shetland Islands includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.
Lerwick: Schools such as Anderson High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as St Margaret's Roman Catholic Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Find out about consent before window work on a listed home
- Go gently near the mastic when preparing windows
- Look over the window mastic once a year
- Sort the mastic before the decorators arrive
Do not run silicone over the new mastic. If anything cracks, get it looked at before trying a quick fix.
Small cracks are a sign the mastic is ageing. Renewing it then is simpler than waiting until it falls out.
Should I try it myself first?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
What happens if it’s left?
Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted.
What your quote should include
- How the surfaces are prepared before sealing
- Is VAT in the price?
- Who turns up on the day
- Are they insured?
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Masonry that needs repairing
- Rotten sashes, sills or window boxes (a joiner’s job)
- Putty and glazing repairs
What we’re called out for in the Shetland Islands
Shallow joints are a common cause. Mastic that’s too thin cracks and drops out so we make sure the new mastic is the right thickness.
People usually contact us when they notice something like this:
- Mastic round period door frames that has failed
- A silicone bead on a sash window that spoils the look
- Mastic worn away on windows facing the weather
- Tired mastic found when preparing windows for paint
The Shetland Islands: your questions answered
Can you seal over the old sealant?
No. We remove every bit of old sealant first, so the new sealant bonds properly.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Can I choose the sealant colour?
Most of the time, yes. We will explain which colours are available and agree one before any work starts.
Do you cover the Shetland Islands?
Yes. We cover the Shetland Islands, as part of our work across South East England, London and Scotland. For a quote, send an email to info@mrmastic.co.uk.
What is sand mastic?
It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.
How long will you be here?
A typical job takes anything from a few hours to a full day, depending on how many windows. Your quote will say how long we expect yours to take.
Can you do several jobs on one visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
