Sand mastic in Bremirehoull, done properly
A silicone bead around a sash window can look out of place and does not suit the building. Sand mastic is the traditional choice, and we can replace one with the other. If you have mastic that needs renewing before redecorating and a silicone bead on a sash window that spoils the look, we can put it right, on sash and case windows, timber door frames and brick reveals alike.
Outdoor sealant needs a dry surface, so window work around Bremirehoull is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
A one-year guarantee comes as standard, so you’re covered after we’ve gone.

Keeping the joints in good condition
So the new joints stay in good condition:
- Do not run silicone over sand mastic
- Clear gutters so water doesn’t pour onto the windows
- Renew mastic before redecorating the windows
- Ask a joiner to look at soft timber first
Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.
Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.

Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.
How it works
The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take anything from a few hours to a full day, depending on how many windows, and we explain the cure time before we leave. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by checking each surround and agreeing the joints to renew.
- The loose and crumbling mastic is raked out and the joint cleaned.
- We pack any deep gaps so the mastic sits at the right depth.
- The mastic is mixed, pressed into the joint by hand and shaped.
- We dress the surface so it sits neatly against the masonry.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Let us know about stairs, lifts or work at height
- Keep pets and children clear of the area while we work

Advice
What sealant work can’t fix
In fairness, some problems need a different trade:
- Sash cords, weights and draught-proofing of the sashes
- Broken panes
- Decayed frames that need repair
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.
What we seal
- Period & listed homes
- Brick reveals
- Stone surrounds
- Tenement windows
- Sash and case windows
- Timber door frames
DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Questions from Bremirehoull
Do you cover Bremirehoull for sand mastic?
Yes, Bremirehoull is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Does living near the coast affect sand mastic in Bremirehoull?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Can landlords and businesses book you?
Yes. We work in homes, commercial premises and hotels, and we are fully insured.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.
Can you quote for more than one area?
Yes. Just list everything you need and we will quote it together.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Should I use sand mastic or silicone?
We’ll talk it through with you. Sand mastic suits many period homes, and modern sealants suit newer frames.
Why it’s worth doing now in Bremirehoull
Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it, and the new mastic is traditionally left unpainted. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Why Bremirehoull customers choose us

Windows and doors in Bremirehoull
Bremirehoull is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Whether the job is in Bremirehoull itself or nearby, the right material for each joint matters as much as a neat finish. Around Bremirehoull, as everywhere, sand mastic is only as good as the preparation behind it.
