Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Sand mastic in Aithsetter

If your home is listed or in a conservation area, check with your local planning authority if consent is needed before window work. Sand mastic is often favoured as a like-for-like material. Common call-outs are for gaps round a timber door in stone or brick and failed mastic on an exposed elevation, across period & listed homes, sash and case windows and tenement windows.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours for a single window, longer for several. For a place like Aithsetter, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

How to prepare

  • Move anything stored near the joints
  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children

Advice

Windows and doors in Aithsetter

Aithsetter is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Whether the job is in Aithsetter itself or nearby, the right material for each joint matters as much as a neat finish.

Aithsetter is in the Shetland Islands. Aithsetter gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Our area takes in 63 places across the Shetland Islands.

We cover every part of ZE2 for sand mastic and the streets around it. We also cover the places around Aithsetter: Cunningsburgh (1 mile west), Bremirehoull (1 mile south-west), Mail (2 miles south-west), Sandwick (4 miles south) and Hoswick (4 miles south-west). We also work in nearby towns such as Lerwick (7 miles north), Sound (6 miles north) and Scalloway (6 miles north). Remote and island addresses need a little more planning, so please mention your location when you email us at info@mrmastic.co.uk.

What affects the cost of sand mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • The type of sealant required
  • How many areas need sealing
  • Whether there’s mould to deal with
  • How easy the joints are to reach

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

Asking for a quote

To make quoting easier, please include:

  • If someone has resealed it before
  • A few pictures by email, if you can
  • The problem you’ve noticed
  • The address or postcode of the job

If you’re in Aithsetter and need sand mastic, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.

What the job involves on each surface

Tenement and terrace windows

In shared buildings, the windows may be part of a wider repair, so check who is responsible first.

Timber door frames

Period doors in stone or brick openings are often pointed with sand mastic. We renew it the same way as on windows.

Questions from Aithsetter

Will you come out to Aithsetter?

Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does the coastal weather in Aithsetter affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Can landlords and businesses book you?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Do you offer different sealant colours?

We help you choose a colour that suits, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Is the work guaranteed?

There’s a 12-month guarantee on every job.

Where do you work from?

We work from Crawley. We cover Aithsetter and the rest of the Shetland Islands, along with the rest of our area.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What we can’t put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • Crumbling stone or brickwork round the window
  • Cracked or broken glass
  • Rotten sashes, sills or window boxes (a joiner’s job)

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

What we seal

  • Timber door frames
  • Tenement windows
  • Period & listed homes
  • Sash and case windows
  • Brick reveals
  • Stone surrounds

Common problems we fix in Aithsetter

Rain on the window surround works into any crack and pushes it out. Windows facing the weather tend to go first.

People normally contact us when they notice one of these:

  • Draughty sash windows at the surround
  • Crumbling sand mastic round a window
  • Old cement repairs round a window that have failed
  • Modern sealant on a period surround

Around Aithsetter, as everywhere, sand mastic is only as good as the preparation behind it.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • How much experience the applicator has
  • Whether VAT is included
  • When the joint can take water or movement
