Bathroom resealing in Aithsetter

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on basins & vanity units, sinks & splashbacks and kitchen worktops & upstands, and the jobs we see most are cracked, shrunken or lifting silicone and lumpy, uneven sealant from a DIY attempt.

A bathroom in a place like Aithsetter gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

How the job changes by surface

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

What affects the cost of bathroom resealing

You’ll get a clear quote before any work starts. It’s based on:

  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • The size of the job
  • The product the joint needs

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email
  • The rough size of the job
  • Where the job is, and your postcode

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

Bathroom resealing in Aithsetter: local notes

Aithsetter is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Work on the islands has to be planned around ferry crossings and the weather, so the more notice, the better.

Whether the job is in Aithsetter itself or nearby, the right material for each joint matters as much as a neat finish. In and around Aithsetter, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt does not rule out a professional job. We cut it out and start again.

FAQs for Aithsetter

What guarantee comes with bathroom resealing in Aithsetter?

All our work, in Aithsetter and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Aithsetter?

Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

When can I use the bath or shower again?

After around 24 hours in most cases. You’ll get the exact cure time before we leave.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Why deal with it now?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Around Aithsetter, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job. Somewhere like Aithsetter may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, generally around 24 hours.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises

Advice

Keeping the joints in good condition

So the new joints stay in good condition:

  • Wait for the cure time we give you
  • Don’t let bottles sit on the bead
  • Stick to a soft cloth and a mild cleaner
  • Keep an eye on the corners, where splits start

Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
