DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
About our window mastic in Aithsetter
Most frames have an outside joint and an inside one. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. We work on aluminium frames, timber windows & doors and window sills, and people most often call us about draughts coming in around windows and doors and hard, cracked sealant around windows.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Keep paint and stain on wooden frames in good order
- Keep paint off silicone joints
- Use gentle cleaners on frames and sealant
- Clear any debris from frame drain holes
Most silicone sealants won’t take paint, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.
Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.
How the job changes by surface
Window sills
Where a sill meets brick or render, the ends often crack first. We reseal them so rain cannot run into the wall.
Composite doors
A composite door usually sits in a plastic outer frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.
What we do, step by step
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from an hour or two to a full day, depending on how many frames there are and we leave things clean and tidy. For a place like Aithsetter, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any water getting in
- Mention any tricky access

Advice
When it isn’t the sealant
Before you book, it’s worth knowing the limits:
- Broken hinges, locks or handles
- Damp coming through the wall itself rather than the frame joint
- Misting between the panes of a double-glazed unit (that needs a new unit)
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.
What we seal
- Window sills
- uPVC windows
- Composite doors
- Patio & French doors
- Timber windows & doors
- Aluminium frames
Aithsetter homes and the weather
Aithsetter is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.
Whether the job is in Aithsetter itself or nearby, the right material for each joint matters as much as a neat finish.

Your questions about window mastic in Aithsetter
Does living near the coast affect window mastic in Aithsetter?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Is Aithsetter in your area for window mastic?
Yes. We work across all of Scotland, and Aithsetter is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.
Can tenants book the work?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
What does window mastic cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.
Can you match the sealant to my frames?
Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames generally suit brown.
Do you need window mastic in Aithsetter?
Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, and it lets go sooner than it should.
Look out for these signs:
- Gaps between the frame and the inside reveal
- Rushed sealant from a window installation
- Rain getting in at the frame or under the sill
- Mastic that has split away from the wall
In and around Aithsetter, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- Whether VAT is included
- How long to leave it before use
- Which sealant they’ll use, and why
- What insurance they hold
What affects the cost of window mastic
Your quote is based on your job. We take into account:
- Which sealant suits the joint
- How much there is to do
- Whether there’s mould to deal with
- How much old sealant there is and how hard it is to remove
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
What to tell us for a quote
To help us quote quickly, please include:
- Pictures of the joints, sent by email

- Access, such as stairs, a lift or height
