Window mastic near Mail

Window mastic in Mail: local notes

Mail is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Island jobs need planning around ferries and the weather, so give us as much notice as you can.

In the older streets around Mail Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Mail is about 9 miles south of Lerwick, in the Shetland Islands. Homes, rented property, offices and hotels in Mail can book us for window mastic, old or new, large or small. Every job comes with our 12-month guarantee. Mail is one of 63 towns and villages in the Shetland Islands we cover for window mastic.

Work in ZE2 works the same way as everywhere else we cover. Close by, we work in Bremirehoull (1 mile north), Cunningsburgh (1 mile north), Aithsetter (2 miles north-east), Sandwick (2 miles south) and Hoswick (3 miles south). Larger places within reach include Lerwick (9 miles north), Sound (8 miles north) and Scalloway (7 miles north). Island and remote addresses take a little more planning, so please mention your location when you email us at info@mrmastic.co.uk.

Different surfaces, different methods

Aluminium frames

Metal frames expand in the sun and are often slim, with little room for error. A tidy bead in anthracite grey, black or a matching colour suits the frame.

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Landlords and letting agents in Mail can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Mail: your questions answered

Will you come out to Mail?

Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Does living near the coast affect window mastic in Mail?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

How long does it take to reseal the windows on a house?

It depends on access, the old mastic and the size of the frames. You will know the timing when we quote.

Can you do the inside joint as well?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient.

What we do, step by step

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of frames, longer for a whole house. Around Mail, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions

Why it’s worth doing now in Mail

Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly. Around Mail, water from a failed joint in an older stone home can soak into timber and plaster.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Why Mail customers choose us

  • Colour agreed with you before any work starts
  • Every job guaranteed for a year
  • Any old sealant cut out fully, not covered over
  • Homes, businesses and hotels

When something else is needed

A few problems are outside what sealant work can do:

  • A door that needs adjusting, rehanging or new seals
  • Broken hinges, locks or handles
  • Penetrating damp from a failed cavity tray or render

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Where we work in Mail

  • Composite doors
  • Patio & French doors
  • uPVC windows
  • Aluminium frames
  • Timber windows & doors
  • Window sills

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Do you need window mastic in Mail?

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. That’s what backing rod is for.

Signs it’s time to call us include:

  • Water coming in at the bottom corners of a door
  • Cracked sealant at the sill ends
  • Hard, cracked sealant around windows
  • White mastic on grey or black frames

In and around Mail, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • Which sealant they’ll use, and why
  • What happens if they find a problem under the old sealant
  • Whether VAT is included
  • Who turns up on the day
