Floor & skirting joints in Aithsetter, Shetland Islands
Floor joints in Aithsetter need attention? We cut out the old, prepare the joints and apply the right sealant.
- Gaps opening between the floor and skirting
- Cracked caulk along skirting in bathrooms and kitchens
- Concrete floor joints that have broken down
Floor joint sealing in Aithsetter, done properly
The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk normally cracks where there’s movement, so we close it with a flexible sealant instead. Common call-outs are for perimeter joints in tiled floors filled with grout and floor edges that trap water and grime, on thresholds, wet room & bathroom floors and tiled floors.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
Every job is covered by our 12-month guarantee, wherever you are in the Shetland Islands.

What we do, step by step
There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours, depending on the length of joint from start to finish. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- The joint is tooled neatly and the cure time explained.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Clear items away from the joints we are working on
- Mention any parking rules near the property

DIY sealant or a professional job?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Aithsetter: your questions answered
Will you come out to Aithsetter?
Yes, Aithsetter is covered. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.
Is there a guarantee on floor joint sealing in Aithsetter?
All our work, in Aithsetter and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Is caulk good enough for skirting?
Caulk can’t cope with movement or water. Floor edges move through the year, so we use a flexible sealant that stretches.
Can you seal over the old sealant?
No, and we never do. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.
Why does the gap under my skirting keep coming back?
Floors and walls move a little with the seasons, and new floors settle. We close it with a flexible sealant that moves with the floor.
Can you match the sealant colour?
We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.
I’m a tenant. Can you help?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

What affects the quote in Aithsetter
Jobs vary more than people expect. The main factors:
- The number of rooms or windows
- Any working-time requirements on site
- Mould in or behind the old joints
- The amount of work
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.
What we need to know
You don’t need to know the technical terms. It helps if you can tell us:
- How we’d reach the joints
- The type of property
- Where the property is
- How many joints, rooms or windows are involved
Need a quote? Please email us at info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear quote before work begins.
What happens if it’s left?
Caulk is quick and cheap, but it cracks where the joint moves or gets wet, but the movement soon cracks it. A flexible sealant stretches instead. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
Why us?
- An ARBOMaster approved applicator
- Fully insured
- A sealant colour to suit the surroundings
- Tidy, careful work
