The process
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours per room, so whole buildings are phased for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by looking at the rooms and agreeing what’s needed.
- We agree when we’ll work, with early or out-of-hours slots where they can be arranged.
- Each area is protected and stripped of old sealant.
- Joints are dried, then resealed and tooled neatly.
- Housekeeping or site staff are told when each area can be used.
Preparing for the visit
- Mention any tricky access
- Clear items away from the joints we are working on
- Mention any leaks or damp you’ve noticed

Commercial buildings in Aithsetter
If you run a hotel, guest house or holiday let in a coastal place like Aithsetter, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In Scotland, private landlords have to meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.
In and around Aithsetter, as anywhere, good commercial sealant starts with a clean, dry, properly prepared joint. For jobs in and around Aithsetter, choosing the right material for each joint is as important as a tidy finish.

How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Use mild cleaners on sealant, not bleach or abrasives
- Schedule work around occupancy
- Act on lifting sealant before it leaks
- Log resealing so you know what’s due
Include sealant in routine room inspections. Checking joints alongside other room checks catches failures before they leak.
In a commercial building, a leak can quickly spread beyond one room: into ceilings below, walls next door and service voids. Dealing with the joint early stops that spread.
Why deal with it now?
Patching the worst rooms as complaints come in is hard to manage. A planned programme deals with every room in order, with less disruption and one clear quote. In a place like Aithsetter, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Questions from Aithsetter
What guarantee comes with commercial sealant in Aithsetter?
Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Do you cover Aithsetter for commercial sealant?
Yes, Aithsetter is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.
Do you take on large, multi-room jobs?
Yes. We’ll walk the site, agree the scope and the order, and you get one clear quote.
What does commercial sealant cost?
Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk and tell us what needs doing and where.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Is there any odour?
Sometimes, a little. It fades as the sealant cures.
Where do you work from?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
What affects the cost of commercial sealant
The quote reflects the job in front of us. We look at:
- The product the joint needs
- Access and height
- Whether old sealant or filler has to be cut out
- Mould in or behind the old joints
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.
Helping us quote
Photos help, but a description is a good start. Please mention:
- Photos by email, if that is easy
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before
- Roughly how big the job is
Every job is quoted individually, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
What the job involves on each surface
Rental portfolios
For a portfolio, we can quote several addresses together and each property booked in when it’s empty or convenient.
Hotel bathrooms
We work through hotel rooms in agreed batches, keeping most of the hotel open. Each room is handed back with its cure time for housekeeping.
What we cannot put right
Before you book, it’s worth knowing the limits:
- Fire risk assessments or certification
- Water coming from plumbing rather than sealant
- A shower tray, bath or basin that is cracked or broken
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
