When to call us in Aithsetter
UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.
Most people get in touch after spotting one of these:
- Water getting into walls through failed joints
- Gaps where render, brick and frames meet
- Sealant pulling away from one side of the joint
- Failed sealant between panels on a façade
In and around Aithsetter, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

External mastic in Aithsetter, done properly
For buildings in Aithsetter, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. If you have rigid filler in a joint that should flex and panel joints letting water in, we can put it right.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
You are covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Outside joints around Aithsetter
Aithsetter is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Island jobs need planning around ferries and the weather, so give us as much notice as you can.
For jobs in and around Aithsetter, choosing the right material for each joint is as important as a tidy finish.

What sealant work cannot fix
To be straight with you, some problems need a different trade:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cracking across the wall rather than at a joint
- Walls that need new movement joints cut into them
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

- Brickwork movement joints
- Façade panels
- Joints between brick and frames
Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Ask before painting over external sealant
- Act on the first splits you see
- Keep soil, plants and ivy away from the joints
- Deal with leaking gutters that soak the joints below
Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.
An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.
Surface by surface
Concrete and blockwork
Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it.
Cladding and façade panels
Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Why act early in Aithsetter
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Doing several joints on one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

Common questions in Aithsetter
Is Aithsetter within the area you cover?
Yes. Aithsetter is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Is external mastic in a coastal place like Aithsetter any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Are you fully insured?
Yes. We are fully insured for domestic and commercial work.
What is backing rod for?
That’s backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides so it can flex with the joint.
Do you seal joints where cladding meets other materials?
Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides with primer where required.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
How the visit works
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours for a handful of joints, longer for a whole elevation from start to finish. Outside jobs in Aithsetter need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Before we arrive
- On commercial sites, let us know about site rules
- Move anything stored near the joints
- Mention if the joints have been sealed before
