External mastic for Scalloway homes and businesses

External mastic in Scalloway

For buildings in Scalloway, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. If you have rigid filler in a joint that should flex and panel joints letting water in, we can help, whatever the surface.

Outside joints can only be sealed when they’re dry, so work in Scalloway depends on the weather. Let us know about access to every wall and roofline.

Your job is guaranteed for a year, as with all our work.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What the job involves on each surface

Cladding and façade panels

Cladding and façade panels are generally separated by sealed joints. We reseal them with a sealant suited to the panel material.

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Act on the first splits you see
  • Fix overflowing gutters above sealed joints
  • Avoid pressure-washing directly into sealant joints
  • Make sure movement joints aren’t pointed over

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

Once a joint cannot move, the wall finds another way, normally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

Outside joints around Scalloway

Scalloway is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

In the older streets around Methodist Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

The process

You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes a few hours for a handful of joints, longer for a whole elevation for a typical job. For a place like Scalloway, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Mention any parking rules near the property
  • Mention any leaks or damp you’ve noticed
  • Mention if the joints have been sealed before

Your questions about external mastic in Scalloway

Can you do external mastic in Scalloway?

Yes. We work across all of Scotland, and Scalloway is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Will you come out to Scalloway?

Yes. Scalloway is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you.

What colours does the sealant come in?

We choose a sealant colour to suit the brick, stone or render so the joint blends in. Exterior sealants come in a good range of colours.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Where are you based?

We work from Crawley. Our applicators cover Scalloway, along with the rest of our area.

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

Leave it or put it right?

Resealing a run of joints in one go is usually better than patching one at a time. Joints of the same age tend to fail together and it means sorting access once. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Common problems we fix in Scalloway

The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.

People normally contact us after spotting one of these:

  • Movement joints with cracked, split or missing sealant
  • Plants rooting in failed movement joints
  • Failed seals between different materials
  • Hard, crazed mastic that has stopped moving

In and around Scalloway, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
