External mastic in Hamnavoe

External mastic in Hamnavoe, done properly

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. If you have rain getting behind render or cladding at a joint and rigid filler in a joint that should flex, we can put it right, whatever the surface.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Our work is backed for twelve months, in Hamnavoe and everywhere else we cover.

For landlords and businesses

If you manage several properties in or around Hamnavoe, several properties can go on one quote. Send us the addresses and the work at each, and pictures by email help.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

What affects the cost of external mastic

You’ll get a clear quote before any work starts. It takes into account:

  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • Whether there’s mould to deal with

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Photos by email, if that is easy
  • If someone has resealed it before
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Walls and rooflines in Hamnavoe

Hamnavoe is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. On the islands, wind and salt spray are hard on outside sealant.

For jobs in and around Hamnavoe, choosing the right material for each joint is as important as a tidy finish.

How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Hamnavoe depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions
  • Mention any sign-in or site rules at work premises

Advice

FAQs for Hamnavoe

Does living near the coast affect external mastic in Hamnavoe?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is Hamnavoe in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Hamnavoe is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Where is Mr Mastic based?

We’re based in Crawley, and we work across South East England, London and Scotland.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can you reach joints on upper floors?

That depends on the building and the joints. Where joints can be reached safely, we will do them. Give us some details and we will confirm the access.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Do you have insurance?

Yes. We’re fully insured for every job we do.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Do you need external mastic in Hamnavoe?

Using the wrong sealant is another common reason. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, and it tears off the sides.

If you can see any of these, it’s time to have the joints looked at:

  • Joints pointed up with cement by mistake
  • Hard, crazed mastic that has stopped moving
  • Sealant pulling away from one side of the joint
  • Weeds or debris growing in open joints

Around Hamnavoe, as everywhere, external mastic is only as good as the preparation behind it.

Questions to ask before you book

  • Who does the work, and how experienced they are
  • How the surfaces are prepared before sealing
  • What product goes in the joint
  • What the quote includes, VAT included or not

Choosing a sealant specialist

What the job involves on each surface

Cladding and façade panels

Cladding and façade panels are normally separated by sealed joints. We reseal them with a sealant suited to the panel material.

Render joints

Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Get split or bare joints resealed while the damage is small
  • Look over the joints every year, ideally after winter
  • Avoid pressure-washing directly into sealant joints
  • Ask before painting over external sealant

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established.
