External & façade joints in Sandwick, Shetland Islands
Movement joints in Sandwick need attention? We remove the old material, prepare the joints and seal them properly.
- Joints with sealant missing in places
- Water getting into walls through failed joints
- Cracked joints where brick meets render or frames
Looking after it afterwards
After the cure time, these simple habits help:
- Make sure movement joints aren’t pointed over
- Tell anyone working on the walls about the movement joints
- Act on the first splits you see
- Keep water from gutters off the wall
Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.
Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
How we handle external mastic in Sandwick
External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. If you are dealing with old sealant gone brittle and cracked and plants rooting in failed movement joints, we can put it right, on brickwork movement joints, joints between brick and frames and render & cladding joints alike.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What happens if it’s left?
Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What external mastic looks like in Sandwick
Sandwick is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
In and around Sandwick, as anywhere, good external mastic starts with a clean, dry, properly prepared joint. For jobs in and around Sandwick, choosing the right material for each joint is as important as a tidy finish.

Your questions about external mastic in Sandwick
Is external mastic in a coastal place like Sandwick any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Is Sandwick in your area for external mastic?
Yes, Sandwick is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.
What is a movement joint?
A vertical gap in a long brick wall is normally a movement joint. It lets the bricks expand without cracking and needs a flexible seal, not mortar.
Can you reach joints on upper floors?
Each building is different. Send us photos and a rough idea of the height, and we’ll confirm what access is needed.
Do you have insurance?
Yes. We are fully insured, and we have been doing sealant work for more than 20 years.
When will the joints need doing again?
It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges.
When is the sealant fully cured?
Different products cure at different speeds, so follow the cure time we give you.
How long does external mastic take?
A typical job takes a few hours to a few days, depending on the length of joint and the access. We will confirm how long when we quote.

When something else is needed
We’ll always be straight with you, so here’s what new sealant will not do:

- Render that’s blown, hollow or coming away
- Damp that isn’t coming from the joint
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

How the visit works
The work is kept neat and contained to the area we’re working on, so you can get on with your day. Expect the work to take a few hours for a handful of joints, longer for a whole elevation, and we tell you how long to leave it before we go. Outdoor work around Sandwick depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Preparing for the visit
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can
- Let us know if you’ve seen damp or leaks

Should I try it myself first?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
